herel~y approved; provided, however, that the abovc-me~tioned waivers are herehy
denied and the on-site aAvr,rtising shall be in acc~rdance with the regulations
pertatning ta outdoo~ advertising in the Scenic Corridor 7.one-Overlay.
3. That, in their considr.rati~n of the requested waiver af permitted
signing to establish a ground-mounted, frcestanding sign, the Planning Commission
recommends to the City Council of the City of Anahetm that the Plannina Oepartment
staff I~e directed to study the Sign Ordinance as it relates to the Scenic Corridor,
to determine iahether low profilc, ground-mounted, freestanding signs would Ee
appropriate to advertisc business establishments in the Scenic Corridor other than
planned unit shopping centers~ and to prepare stgn alternatives for possible
amendment of said Sign Ordinance.

Cocmission does hereby recommend to the C ty Council of the City of Anaheim that the
subject proJect be ~xempt frcam the requtrement to prepare an envir~nmental impact
report, pursuant to the provisions of the Caltfornta Environmental Quality Act.
~lQW, T'IF.REFORF., DE IT RE.SOLVE~ that the Anaheim Cit.y Planninq Commission
does hereby grant, in part, subJect Petition for Conditional Use Pernit, upan the
folloioing conditi,~ns which are hereby found to be a necessary prerequtsite to the
proposed use of the subjr_ct prnperty in order to preserve the safety and general
wclfare of the Citizens of the City of AnaheTm:

requirements.
3. That, as stipulated to by the petitioner, a raised median shall be
installed in La Palm~ Avenue from lmperial Highway easterly to the ~a~sterly boundary
of the existin9 mobilc home parl< located nn the north side of La Palm~ Avenue, as
required by the City Traffic Enqir.eer and in accorA:,nce with startdard p~~ns and
specifications on file in the Office of thr. City Engineer, and that said medtan shall
be eithcr landscaped and provided o~Jth permanent irrigation facilitir.s in accordance
~~iCh the requirements of the Superintr.ndent of Park~~ay Hatntenancr or, if the width
is minimal, may be cemented; and that a bond~ a certificate of deposit, lettr,r of
credit, or cash~ in an am~unt and form satisfactory to the City of Anaheim, shall !~e
posted wlth the City to guarantee the installation of the ahovc-mentioned
requtrement. Following thr. insl•allatton and accept~rtce, the Ctty of Anaheim shall
assume the responsibitity for matntenance of safd landscaping.
1i, That all buildtngs constructed in this development shall mr.e+ the
requirements of Fire .'.one Ilo. 4, as determined by the City of Anahein Firc
Department.
y. That trash storage areas shall he previded in accordance with approved
plans on file oiith the Office of the Director of Public Works.
