Hall tn the City ~P Anehr,im on September 13, 1976, at 1:30 p.m., notice of said
publlc heering having been duly givon as requlred by law and in accordance with the
provisions of Yhe Anaheim Municlpal Code, CnApter 58,03, to hear and consider
evldence for and agalnst sald proposed reclasrsificatlon and to investlgate and make
findtngs and recommendatlons In connectlon tfierewith; and
WIiEREAS, said Commisslon, after due Inspectlon, Investigatlon and study made
by Itself and in its bahalf, and after due consider+~tlon of at) cvidencc and reports
offered at sald hearing, does ftnd and determine the following f~cta:
1. That the petitloner proposes a recibssificatton of the above-described
propcrty from the RS~•A-43~000 (RESIDENTI~L/AGRICULTURAL) ZONE to the RM-1240
(RESIDENTIAL, MULTIPLE-FAMII`.') ZONE.
2, That the Anohelm General Plan deslgnates subJect property fer medium
donsity, residentlel tand uses.
3, That tho proposed reclaselfication o'F subJect property is necessary
and/or ~iesirable for the ordcrly and proper development of the communTty.

Commisaton does hereby recommer,a to the City Councii ofi the City of Anr,hetm that the
subject proJect be exempt fran the requirement to prepare an enviranmental tmpact
report~ purs~ant to the provislons of the Ca111`ornia Envlronmental Quality Act.
NOW~ THEREFOREo BE iT RESOLVED that the Anaheim City Ptanning Comtnlsslon
dces hereby recommend to the City Council of the Clty of Anaheim that sub]ect
Petitlon for Reclasaificatlon be approved an.d, by so doing, thst Title 18-Zoning of
the Anahelm MunicTpal Code be amended to exclude the above-descrlbed property from
the RS-A-43,000 (RESIDENT7AL/AGRICULTURAL) ZONE and to incorporate sald descrlbn_d
property into the RM-1200 (RESIDENTIAL, HULTIPLE-FAlSIL''f) ZONE upon the following
cortditlons whlch are hereby found to be a necessary prsrequisite to the proposed use
of subJect property In order to preserve tha safety and generai welfare of the
C(tlzen~ of thn City of Anahelm:
1. That all engineering requirements of the City of AnaAeim along Hagnolia
Avenue including preparation of improvement plans and tnstallatitin of all
improve.Tents such as curbs and gutters, sldewaiks, stroet grading and paving,
dralnage faclllties or other appurtenant work, ehail be compiled with as requlred by
the City Engineer and In accordance wlth standard plans and speciflcatione on flie in
the OfPtce of the City Engineer; th~t st~eet light9ng facllities along MagnolTa
Avenue shall be lnstalled as requlred by the Director of Public UtTlities~ and in
accordance with standard specifications on file in the offlce of the Director of
Public Utilltles; or that a bond, certificate of deposiC~ letter of credit, or cash,
In an amount and form satisfaetory to the City of Anahelm shalt be posted with tlse
City tU guarantee the inetailatlon of the above-mentloned requirements.
2. That the owner(s) of subJect property shell pay to the City of Anahcim
the sum of 6Q cents (60C) per front foot along Magnolia Avenue for tree planting
purposes.
3. That trash storage areae shali be provlded in accordance wtth approved
pians on fite with the Office of the Dlrector of Pubtic Works.
4. Thet flre hydrants shall be installed end r-harged as requ:.•ed and
determined to be naceseary by the Chlef of the Fir~ Departm¢nt prlur to commencen.ent
of structural framing.
5. That subJeet property ehall be served by underground utllitles.
6. That a 6-foot high mesonry wall shall be constructed along the south
and west property lines.

satisfactory to the City Engineer.
