WHEREAS, the Clty Planning Commisslon did hold a pubtic heartng at the City
Hall Tn the Clty of Anahelm on Qct~ber 11, 197f+~ at 1:30 p.m., notice of sald public
hearing having been duly glven a5 required by law and in accordance with the
provislons of the Anahelm Municipal Code, Chapter 18.03, to hear and constder
ev(dence for and agalnst satd proposed varience and to lnvestigate and make ftndings
and recommendatfons In connection therewith; and
WFiEREAS~ sald Commisslon, after due lnspectlon, lnvestigatlon and study made
by itself and in its behalf, and after due consideratlon of all evidence and reports
offcred at said hearing, does flnd and determine the following facts:
i. That the petltfoner proposes the following waiver from the Anahelm
Municipal Code~ to establish an automotive repair shop in 4he CG (COMMERCIAL.
GENERAL) ZONE:
SECTION 18.45.~~0 - Permitted uses. (automottve
repa r not permltted)
2. 7hat the above-mentSoned watver Is hereby granted since Anaheim
Boulevard is prlmarlly developed with automoblle sales and service uses and similar
walvers have prcviously been approved, and subJcct to the stipulation of the
petitioner to closing the two (2) drlveways located ctosest to the Intersectton of
Anaheim Boutevard and Wilhelmtna Street and replacing satd driveways with curb,
gutter and sidewalks.
3, That there are exceptional or extraordinary circumstances or conditions
appltcable to the property involved or to the intended use of the property that do

k. That the requested varlance fs necessary for the preservation and

property in order to preserve the safety and general welfare of the Cttizens of the
City of Anaheim:
1. That the southernmost driveway on Anaheim Boulevard and the westernmost
driveway on Wilhelmina Street be removed and replaced with standard curb, gutter, and
sidexalk, within a pertod of ninety (90) days fran the date tiereof, or such further
k(me as the Planning Ccxnmisslon may grant~ as sttpulated to by the petitloner.
2. That subJect property shall be developed substantially in accordance
