County of Orange~ State of California descrTbed as:
Parcel 2, in the City of Anaheim~ County of Orange, State of Caltfornia, as shown
on a map filed in Book 32 page 50 of Parcel Maps, in the Office of the County
Recorder af said County.
EXCEPTING and reserving therefrom unto the Grantors here~n an easement 2Q.00 feet

WHEREAS, the Ctty PlannTng Cortmisslon did hold a public hearing at the City
Hall in the City of Anahefm on November 8, 1976~ at 1:30 p.m.. notice of sald public
hearing having been duly given as requlred by law artd in accordance with the provisions
of the Anaheim Nunicipal Code, Chapter 18.03~ to hear and consider evidence for and
against sald proposed varlance and to Investigate and make findings and recommendations
in connection therewith; and
WHEREAS~ sald Commission, after due inspectlon, investigation and study macie
by itself and in lts belialf, and after due consideration of all evidence and reports
offered at satd hearing, does ftnd and determine the following facts:
1. That the proposed use is properly one for which a conditionai use permit
is authortzed by Code Sectio~ 18.61.050.070~ to wlt: an automobile ar~d truck repatr
shop in the ML (INDUSTRIAL, LIHITEO) ZONE.
2, That the proposed use Is hereby granted, subJect to the stipu'srion by
the petltioner that all repatr work wlll be perfarmed inside the buTldtng.
3. That the petltloner further stipulated that any outdoor stor.gge of
automobtles or trucks will be properly and completely screened In acco~dance with Code
standards.
4. That the proposed use ti~ill not adversely affect tl~e adjoining land uses
and the growth and development of the area tn whieh it is propc:ed to be located,
5, That the slze and shape of the slte proposed 4or the use is adequate to
allow the full development of the proposed use ln a manner not detrimental to the
partlcular arca nor to the peace, health~ safety~ and general welfa~e of the Cltlzens
of the Clty of Anahelm.
6. That the granting of the Condltlonal Use Permlt under the condltions
imposed aill not be detrimental io the peacn, health. safety and general welfare of the
Cttiz~ns of the Clty of Anaheim.
7. That no one indicated thelr presence at sald public hearing ln
oppositTon; and that no correspondence was receTved ln opposition to sub)ect petition.
ENVIRONMENTAL IMPAC7 REPdRT FINDING: That the Anahelm City Plann'ing
Cadntssion does hereby recommend to the Clty Councll of the CTty of Anahelm that a

negative declaration from the requirement to prepare an environmental impact report be
approved for the subJect proJect, pursuant to the provislons of thP Califor~~la
Environmental Quality Act.
NQW~ THEREFO~E, BE IT RESu^LVED that the Anahaim City Planning Commission does
hereby grant subJece Petition for Condltional Use °ermit~ upon the following condittons
which are hereby found to be a necessary prerequisite to the proposed use of the
subject property in order .*.u preserve the safety and general welfare of the Citizens af
the CTty of Anaheim:
~. That trash storage areas shall be provide~ ln accordance with approved plans
on file w{ih the Office of the Director of Public Works.
2. That fire hydras;ts shall be installed and charged as requlred and determtned
to be necessary by the Chief of the Fire Department prlor to commencement of
structura; framtng.
3e 7hat appropriate water assessment fees as determined by the Director of Public
Utilities shall be paid to the Lity of Anaheim prior to the issuance of a bullding
permit.
4. Thet subJect property shall be developed substantially in accordance with
plans and speclfica*_tons on file with the City of Anaheim marked Exhibit No. 1.
5. That Conditton Nos. 1 and 4, above-mentioned, shall be complled with prtor to
final building and zoning inspections.
6. That all repair work shatl be performed inside tihe building as requtred 5y
Code and as stipulated to by the petitioner.
7. That any outdoor storage of autcxnobiles or trucks shall be properly screened
in accordance with Code standards, as stipulated to by the petitioner.
