WHEREAS, the City Planning Commissl~n dld hold a public hearing at the City
Hall in the City of Anahelm on Norem ber 22, 1976, at 1:3~ p.m,, notice of said public
hearing having been duly given as requlred by law and In accordance with the
provisions of the Anahelm Municipal Code, Chapter 1R,Q3, to hear and consTder
evidence for and against said proposed reclassification and to lnvestiQate and n~ake
findtngs and recommendations in connectlon therewleh; and
WHEREAS~ said Commisston, aftcr due inspectlon~ investigatlon and study made
by itself a~d in its behalf, and after due cons(deratlon of atl evidence and reports
offercd at said hearing, does find and determinc the following facts:
1. That the petitloner proposes a reclassificatlon of zoning ~n the above-
descrlbed property from thc RS-A-43,OOQ (RESIDENTIAL/AGRICULTUR!1L) Z4NF. t~ the RS-

2. That thc Anahcim f,eneral Plan desl~nates subJect praperty for low-
density, resldential land uses.
3. That the proposed reclassification of subJect property is necessary
and/or desirable for thc orAerly and proper developmcnt of the communtty.
4. That the propASed reclassifleation of suhJeet properiy does properiy
relate to the zones and their permitted uses locally established in close proximity
to subJect propercy and to the zones and thetr permTtted uses generally established
throughout the comnunity.

dedication of abutting streets in accordance with the Circulation Element of the
General Plan, due to the anticlpated increase in traffic which will be generate6 by

tlOW, THEREFORE, OE IT RESOLVED that the Anaheim City Planning Corc.mission
does hereby reconmiend to the City Council of tfie City of Anaheim that subject
Petltion for Reclassificatton be approved and, by so doing, that Title 1R-Zoning of
the llnahe)m Munlcipal Code be amended [o exclude the above-described properCy from
thr, RS-A-~i3,Op~ (RESIDENTIl1L/AGRIC:ILTURAL) ZONE and to incorporate soid described
propcrty into thr_ RS-720Q (RESIDENTIAL, SINGLE-FAMILY) 7QD1F. upon the follrwing
conditinns whlch are hereby found to he a necessary prerequlsite to the proposed use
of subJecY Nropcrty in order to preserve the safety and general welfare of the
Citizens of the City of Anaheim:
1. That ccmpletion of these reclasslPicatlon proceedings is contingent
upon the gr-~~ting of Variancc t~o. 2376.
2. That the owner(s) of subJect pro~~erty shall deed to the City of Anahelm
a strip of land 53 feet in width from the center'ine of the street along Euclid
Street ror street widening purposes.
3. That street llghting facilities along Euclid Street shall be installed
as required by the Director ~,f Public Utilities, and in accordance with standard
specifications ~n file in the Office of the Director of Pub?ic Utilitie.s; or that a
bond, certiffeate of deposit, letter of credit, or cash, in an amount and form
satisfactory to the City of Anaheim shall be posted with the City to guaran:ee tlie
in~taliation of the above-mentionecl requlrements.
4. That the owner(s) of subject property shali pay to the City of Anaheim
the sum of stxty cents (6QG) per front fo~t along Euclld Street for tree planttng
purposes.
5. That drainage of subJect pro~erty shall be disposed qf tn a manner
satisfactc-y to the City Engineer.
6. In the event that subJect property Is to ba di~IdeA for the purpose of
sale, lease, or financing, a parce! map, to record the approved dtvlsion of sub,ject
property shall tie submitted to and approved by the City of Anaheim and then be
recorded in the oFfice of the Grange County Recorcfer.
7. That the owner of subJect property shall pay tu the City of Anaheim thc
appropriate park and recreation in-lleu fees as determined to be appropriate by the
City Council, said fees to be patd at the time the butlding permit ls issued,
8. That all lots wTthin thts tract shall be served by underground
utilities.
9. That all prlvate streets shall be devtioped in accor..ance wlth the City
~f Anaheim', standar<is for priv~te streets.
10. That pubilc utllity easements shall bc provfded as required hy the
Utfiities Director, prlor ro the conxnencement of activity authorized under thls
resolution. .
