the City of Anaheim, County nf Orange, State of California described as:
Lot 18 of Tract Ito. 1f,91. in the City of Anaheim, as shown on a man thcreof
recorded in book 52, nages 18 and 19, 1liscellaneous Hans, records of said 0 an~e

WHEREAS~ the City Planning Commission did hold a nublic hearinn at th City
flall in the City of Anaheim on t4arch 1, 1975, at 1:30 p.m., notice of said ublic
hearing having been duly given as required by lavr and in accordance vii:h the
provisions of the Anaheim ttunicipal Code, Chanter 1R.03, to lie~r and cc~siCer
avidence for and aga9nst said pronosed reclassification and to investigate arj make
findings and recommendations in connec~ton therewith; and

by itself and 1n its behalf, and after due consideration of a11 evidence and •enorts
offered at said hearing, does find and determine the follnvrinq facts:
1. That the petitioner pronoses a reclassifi~cation of the above-d scribed
proaerty from the RS-7?DO (RESIUEtITIAL, SItIG~.E-FAtdILY) to the CO (COI4~1ERCIAL, OFF'ICE
AiIU PROFGSSIOI~AL) ZOt~E.
2. That the Anaheim Genera7 Plan desic~nates subiect oronerty for 1ow-
density residential uses.
3. Tl~~t the prooosQd reclassification of subiett nronerty is iecessary
and/or desirable for the orderl.Y and proper develo~ment of the c~rmnunit.y.
4. That the pronosed reclassificat,ion of sub,ject nronerty does nronerly
relate to the zones and tneir pernitted uses locally establis~ned in ctose ~~roximity
to sub3ect property and to the zones and their permitt,ed uses generallY esl:ablished
throughout the community.
5. That the proposed reclassification of sub,~ect nro~erty reQU'res the
dedication and improvement of abuttinq streets in accard~nce with the Cir•.ulation
Element of the General Plan, due to th~e anticipated increase in traffic which will be
genErated of the tntensification of land use.
6. That no one indicated their oresence at sa.id public he ring in

That the Director of the Ptanning Department has determined t:~at the
prooosed activity falls within Lhe definition of Section 3.01, Class 11, of th~ CitY
cf Anaheim Guidelines to the Requirements for an Cnvirnnmental Imoact Renort :nd is,
therefore, categoricaily exempt from the requirement to prenare an EIR.
NOW, TIIEREFORC, QE IT RESOLVED that the Anaheim City Planninn Cortn Iss9on
doES hereby recomnenci to the City Council of the City of Anaheim that .~biect
Petition for Reclassification be approved and, by so doinq~ that Title 1R-Zo~•n4 of
the Anaheim Municipal Code be amended to exclude the above-described pronert~ from
the RS-7200 (RESIDEWTIAL, SI~~GLE-FAMILY) ZONE and to incornorate said de~;ribed
oroperty into the CO (COMt1ERCIAL, OFFICE At~D PROFESSIOI~AL) ZOPJ[ uoon the followin~
conditions which are hereby found to be a necessary nrerequisite tn the nronoc.~d use
of sub~ect property in order to nreserve the safety anA general welfare r` the
Citizens of the City of pnaheim:

i. That the owner(s) of subJect pronerty shall deed to the City of Anaheim
a strip of land 53 feet in r~idth from the centerl9ne of the street along La Pa1ma
Avenue for street widening purposes.
2. That a11 e~gineering requirements of the City of Anaheir~ along La Palma
Avenue, including preparation o` improvement plans and installation of all
improvements such as curbs and gutters, sidewalks, street grading and naving,
drainage facilities, or nther appurtenant work, shall be comnlied with as required by
the City Engineer and in accordance with standard plans and spec9fications or. file in
the Office of the City Engineer; that street lighting facilities along La Palma
Avenue shall be instaTled as required by the Director of Public Utilities and in
accordance with sta7dard plans and specifications on file in the Office of ~he
Director of Public Utilities; and that a bond in an amount and form satisfa~tory to
the City of Anaheirr. shall be posted with the City to guarantee the 9nstallation ot
the above-mentioned requirements.
3. That a modified cul-de-sac shall be arovided at the terminus nf liermosa
Drive subject to the apprdval of the City Engineer.
4. Tha~ the owner(s) shall initiate abandonment nroceedings for La Palma
Circle and for the cul-de-sac at the easterly end of I~ermosa Orive.
5. Prior to the introduction of an ordinance rezonincl subject oronerty,
Condition Nos. 1 and 2, above-mentioned, sha11 be completed. The• provisions or
rights granted by this resolution shall become null and vo9d b,y act9on of the Cit,y
Council unless said conditions are cnmplied w9th w9thin one Year from the date
hereof, or such further time as the City Counc9l may grant.
6. That Condition Nos. 3 and 4, above-mentioned, shall be camnlied with
prior to final building and zoning inspections.
