f~fiEREAS, the City Planning Commission of the City of Anaheim did receive a
verified Petition for Conditional Use Permit from JACOB LOGAR, et al, ?.330 La Cresta,
Anaheim, California 92:406 (O~vner); JOSEPf~ F. CREVIER, 26951 E1 Ciervo, Mission Viejo,
California 92675 (~g~~t)•of certain real nroperty situated in the City of Anaheim,
County of Oran9e, Sta'te of Caaifornia described as:
Lot 54 or "Eucalyptus Forest Tract", in the City of Anaheim, as shovm on a man
thereof recorded in Book 5, Pages Z9 and 30, t4iscellaneous Maps, records of said
Orange County. .
WIIEREAS, the City Planning Commission did hold a nublic hearing at the City
Hall in the City of AnaheiM on t4arch 1, 1976, at 1:30 p,m.., notice of said public
hearing having been dul,y given as required by la~~~ and~in accordance with the
provisions of the Anaheim hlunicipal Code, Chapter 1t3.Q3, to hear and consider
evidence for and against said proposed conditional use and to investigate and make
findings and recommendations in connection therewith; and
l~lIIEREAS, said Cortmiission, after due inspectiun, investiqation and study made
by itself and in its behalf, and after dua consideration of all evidence and reoorts
offered at said hearing, does find and determine the folloaiing facts:
1. That the proo~sed use is pror,erly one for which a conditional us~
permit is authorized by Code Section 1F.G1.050.502, to wit: nermit a contractor's
storage yard in the ML (INDUSTRIAL, LIttITED) ZOiJE.
2. That the proposed use of the subject property shall be granted for a
period of four years, subject t~ rEView and consideration for an extension of time,
upon written request by the petitioner.
3. That Cypress trees shall be planted on three-foot centers alon9 the
north property line to provide an effective visual screen for i:he orooosed use
within a period a two years.
4. That the proposed use, as granted, will not adversely affect the
adjoining land uses and the 9rowth 3nd development of the area in ~•~hich it is
proposed to be located.
5. That the size and shape of the site pro~osed °or tlie use, as 9ranted,
is adequate to allow the full develo~ment of the pronosed use in a manner not
detrimental to the particular area nor to the pea,ce, health, safety, and general
welfare of the Citizens of the Citv of Anaheim.
6. That the Conditional Use Permit, as granted and under the conditions
imposed, will not be detrimental to t.he peace, health, safety, and 9eneral ~~ielfare of
the Citizens of the City of Anaheim.

EWVIRONMENTAL IMPACT REPORI' ~i(JDItIG:
That the Anaheim ~ity Plannar,g Com:nission does hereby recorrtnend to the City
Counci] ;,hat the subjec5c pro~ect be ~xemp~ from the requirement to prepare an
environmental impact report, pursuant to the provisions of the California
Environmental Quality Act.
I~04l, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Cor~ission
does hereby grant sub~ect Petition for Conditional Use Permit, unon the following
conditions whir.h are hereby found to be a necessary orerequisite to the proposed use
of the subject preperty in order to preserve the safety and general welfare of the
Citizens of the City of Anaheim:
1. That the owner(s) of subject proper•ty shall deed t~ the City of Anaheim
a stri~ of land 32 feet in width fror~ the centerline of the street along La Cresta
Avenue for street widening purposes.

2. That all engineering requirements of the City of Anaheim, along La
Cresta Avenue, including preparation of improvement alans and installation or all
im~rovements such as curbs and gutters, sidewalks, street gradincl and oavina,
drainage facilities, or other appurtenant work shall be comnlied with as required by
the City Engineer and in accordance with standard p]ans and specifications on file in
the Office of the City Engineer; that street lighting facilities along La Cresta
Avenue shall be installed, as required by the D9rector of Public Utilities and in
accordance with standard plans and soecifications on file in the Office of the
Director of Public Util~ties; and that a bond in an amount and form satisfactory to
the City of Anaheim shall be posted with the Cit.Y to guarantee the installation of
the above-mentioned requirements.
3. That trash storage areas shall be provided in accordance with approved
plans on file with the Office of the Director of Public Works.
4. That fire hydrants shall be installed and charged, as required and
determined ta be necessary by the Chief of the Fire Deoartment, orior to.commencement
of structural framing.
That subject propert~~ shall be served by underground utilities.
G. That drainage of subject property shall be disoosEd of in a manner
satisfactory to the City Engineer.
7. That appropriate water assessment fees, as determined by the Director
of Public Utilities, shall be paid to the City of Anahein prior to the issuance of a
building permit.
8. That the otioner(s) of subject propert,y sha11 oav aoprooriate drai~aae
assessment fees to the Cit,y of Anaheim, as determined by the City Engineer , priar tn
approval of a final tr~ct map or anproval of a parcel map.
9. That subject property shall be developed substantially in accordance
viith plans and specifications on file with the City of Anaheim marked Exhibit ~10. 1;
provided, however, that Cypress trees shall be planted en three-foat centers alonq
the north property line, said trees to provide an effective visual screen within tti•io
years following planting.
10. That Condition t~os. 1 and 2~ above-mentioned, sha11 b~ comolied ~~rith
prior to the cor.imencement of the activity authorized under this resolution, nr orior
to the time that the 5uilding permit is issued, or within a neriod of one year from
date hereof, whichever occurs first, ~r such further time as the Planning Cort~mission
and/or City Council may grant.
11. That Condition ~~os. 3, 5, 6, and 9, above-mentioned, shall be conolied
with prior to final building and zoning inspections.
12. That this conditional use permit ~hall be granted for a neriod of four
(4) years, subject tu review and consideration for an extension of time by the
Planning Cortanission, upon written request by the petitioner.
