2. That waiver 1-a, above-menttoned, is hereby granted on the basis that
similar waivers have been granted previously in o~her subdivisions for the
development of "flag" lots.
3, That waiver 1-b, above-mentioned, is hereby granted on the basis that
one (ty lot is proposed to side-on an arterial highway and said lot will n~ot be
detrimental to the area; and, furthermore, similar waivers have been granted
previously.
4, That there are exceptional or extraordtnary circumstancas or conditions
applicaole to the property involved or 3:o the intended use of the praperty that do
not apply generally to the property or class of use in the same vicinity and zone.
5. That the requested variance is necessary for the preservation and
enjoyment of a substantial property right possessed :+y other property in the same
vicinity and zone, and denied to the property in question.
6. That the requested variance will not be materially detrimental to the
public welfare or injurious tu the property or improvements in such vtcinity and zone
in which the property is located.
7, That one (1) person appeared at said public hearing tn oppositon; that
one (1) person appeared in favor; and that one (1) letter was received in opposition
to subJect petition.
ENVIRONMENTAL It1PACT REPORT FINDING:
That Envir~nmental Impact Report t~o. 166, having heen considered this date
by,the Anaheim City Planning Commission and evidence, both ~aritten and oral, having
been presented to supplement said draft of EIR No. 166, the Plannin9 Commission
believes that said draft of EIR No. 166 does conform to the City and State Gutd~~lines
and the State of California Environmental Quality Act and, based upon such
information, does hereby recommend to the City Council of the City of Anaheim that
tfiey certify said EIR is in compliance with said Environmental Quality Act.
tJOW, THEREF':-:E, BE li RESOLVED that the Anaheim City Planning Commission
d~es hereby grant subJect Petition for Variance, upon the following conditions which
are hereby found to be a n~cessary prerequisite to the proposed use of the subject
property in order to preserve the safety and general weifare of the ~itizens of the
City of Anaheim:
1. That this Variance is granted subJect to the completion of
Reclassification No. 75~7G-22, now pending.

2. That subJect property shall be developed substantially in accordance
with plans and specifications on file with the City of Anaheim marked Exhibit Nos. 9,
2, 3, 4, and 5.
