A RESOLUTION OF THE CITY PLANt71NG C0~IMISSION OF THE CITY OF ANAHEIH
RECOMMENDING TO THE CI1'Y COUNCIL Of THE CITY OF ANAHEIM THAT
PETITION FOR RECLASSIF~CATION N0. 75°76-28 BE APPROVED.
WHEREAS, the City Planning Commission of the City of Anaheim did receive a
verified Petition for Reclassifi~ation from TEXACO-A~JAFIEIH FIILLS, INC., ATTtI: ERIK
BER6, 380 Anaheim Hills Road, Anaheim, California 92F~7 ~Owner) of certain real
property situated in the City of Anaheim, County of Orange, State of California
described as:
That portion of Section 11, Township 4 South, Range 9 West. S.B.B.M. included
within a parcel of land bounded and described as folloo~s:
Beginning at the intersection of the Southerly line of City of Anaheim Annexation
No. 165 being Anaheim Htlls No. 3 Annexation per City of Anaheim Resolution Nu.
71R-463 with the Easteriy line of City of Anaheim Annexation No. 116 being Yorba
Annexation per City of Anaheim Ordinance No. 1777, said Easterly line also being
the Westerly line of said Section 11; thence East along said Southerly line

WHEREAS, the City Planntng Commission did hold a public hearing at the City
Hall in the City of Anaheim on April 17., i976, at 1:3~ p.in., notice of said public
hearing havin9 been duly given as required by la~a and in accordance with the
provtsions of the Anaheim Municipal Code, Chapter 18.03, to hear and consider
evidence for and against said proposed reclassification and to investigate and make
findings and recommendations in connection thereo-iith; and
WHEREAS, said Commission, after due inspection, investigation and study made
by itsel.f and in its behalf, and after due considera[ion of all~evidence and reports
offered at said hearing, does find and determine the folloriing facts:
~, That the petitioner proposes a reclassification of the above-described
property from the COUNTY OF ~1RANGE A1 (GENERAL Af,RICULTURAL) DISTRICT to the CITY OF
ANAHEIM RS-HS-l0,OQ0(SC) (RESIOEtJTIAL, SINGLE-FAMILY HILLSIDE SCENIC CORRIDOR
OVERLAY) ZONE.
2. That the Anaheim General Plan, as amended, designates subject property
for low-density residential uses.
3, That the proposed reclassification of subJect property is necessary
and/or desirable for the orderly and proper development of the community.
q, That the proposed reclassification of subJect property does properly
relate to the zones and their permitted uses locally estahlished in close proximity
to subJect property and to tlie zones and their permitCed uses generatly established
throughout the community.
5. That the proposed reclassification of subJect property requires the
dedication and improvement of abutting streets in accordance with the Circulation
Element of the General Plan, due to the anticipated incr•ease in traffic which will be
generated by the intensification of land use.
6, That one (1) person appeared at said public hearing in opposition, that
two (2) persons appeared at said public hearing in favor, and no correspondence was
received in opposition to subJect petition.
ENVIRONMENTAL iHPACS AEPOftT PtND{NG:
That Environmental Impact Report No. 172 (as amended to delete thr. reference
to the "Barnes" drain on Page 17~, supplementing Master Environmental Impact Report
No. 80~ havin9 been considered this date by th~ Anaheim City Planning Commission and
evldence, both wrttten and oral, having been presented to supplement sald draft EIR
No. 172, the Anaheim City Planning Commisston believes that said draft EiR No, 172
does conform to the City and State Guidellnes and the State of Callfornia
Environmental Qual~ity Act and~ hased upon such information, does hereby rpcommend to

~ the City Council of the City of Anaheim that they certify satd EIR is in compliance
with said E~vironmental Quality Act.
NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission
does hereby recommend to the City Council of the City of Anaheim that subJect
Petition for Reclassification be approved and, by so doing, that Title 1R-Zoning of
the Anaheim Municipal Code be amended to exclude the ahove-descrtbed property from the
COUNTY OF ORANGE A1 (GENERAL AGRiCULTURAL) DlSTRICT and tn incorporate said described
property into the CITY OF AtJAHEIM RS-HS-t0,00Q(SC) (RESIDEdTIAL, SINGLE-FAMILY
HILLSIDE - SCENIC CORRIDOR OVERLAY) ZONE upon the follooiing conditions which are
hereby found to be a necessary prerequisite to the proposed use of subject property
in order to preserve the safety and general welfare of the Citizens of the City of
Anaheim:
t. That fire hydrants shall be installed and charged as required and
determined to be necessary by the Chief of the Fire Department prior to commencement
of structurai framing.
2. That a final tract map of subJect property shall be submttted to and
approved b•y the City Council and then be recorded in the Office of the Orangs ,County
Recorder.
3, That these reclassification proceedings are granted subject to
completion of annexation of subJect property to the City of Anahetm.
4. Prior to the introduction of an ordinance rezoning subJect property~
Condition Nos. 2 and 3, above-mentioned, shall be completed. The provisions or
rights granted by this resolution shall become null and votd by action of the City
Council unless said conditions are complied with oitthin one year from ttie date
hereof, or such further time as the City Council may grant.
THE FOREGOING RESOLUTION is signed and approved by me thts 12th day of
