WIiEREAS, the City Planning Commission of the City of Anaheim did recetve a
verified Petition for Conditional Use Permit fror~ JAMFS DIIBROTT~ 201 Vla Quito,
Newport Beach, California 9266~ (Owner); RONALD PISCIOTTA, 4°0 S. Ranch View Circle,
Anaheim, California 92807 (1lgent) of certain real property situated in the Clty of
Anaheim, County of Orange, State of California described as:
That portion of Lot 4 of tlie Dominguez Estate, City of Anaheim, as shown on a
Licensed Surveyor's Map filed in hool; 2, page 15 of Record of Surveys in the
office of the County Recorder of Oranye County, California, described as follows:

WFIERcAS, t~ie City Planning Commission did hold a pu6lic hearing at the City
Hall in the City of Anaheim on April 12, 1976, at 1:30 p.m., notice of said public
hearing having been duly given as re.quired hy laar and in accordance with the
provisions of the Anaheim Municipal Code, Chapter 1II.03, to hear a~d consider
evidence for and against said proposed conditional use and to investigate and make
findings and recommend~Yions in connection therewith; and
WHFREAS, said Comr~ission, after due inspection, investigation and study made
by itself and in its hehalf, and a`ter due consideration of all evidence and reports
offered at said hearing, does find and deterr~ine the follo~~~ing facts:
1, That the proposed use is properly one for which a conditional use
permit is authorized by Code Section 13.4~I.n5n.~1~, tn v~it: permit "on-sale" beer
and ~aine in a restaurant.
2, That the petitioner indicate~i that beer and ~olne ~aill he sol~i in
conjunction with the serving of r~eils only.
3. That the proposed use will not aclversely affect the adl~lning ]anel uses
and the growth and development of the area in ~•ihich it is proposed to he located.
4. That the size and shape o~ the site proposed for the use is adequate to
allow the full development c~f the proposed use in a manner not detrimental to the
