6. That no one indicated their presence at said public hearing in
opposition; and that no correspondence was received in opposition to the subject
petition.
EtJVIRO~~MENTAL IMPACT FI~lOlIIG: That the Uirector of the Plann;:~g Department
lias determined that the proposeJ activity falls witfiin the definition of Section
3.01, Classes 1 and 3, of [he Ci[y of Anaheim Guidelines to the Requirements for an
Environmental Impact Report and is, [herefore, categorically exempt from the
requirement to file an ElR.
t~Ok', THEREFORE, E3E IT RESOLVE~ that thc Anaheim City Planning Comrnission
does hereby grant, in part, subject Petition for Conditional Use Permil, upon the
foilowing conditions wii+ch are hereby found to be a necessary prerequisite :o the
proposed use of the subject property in order to preservr the safety and general
welfare of tne Citi~ens of the Ci[y of Anahcim:
1. That street lighting facilities along Red Gum S[rec[ shall be installed
as requfred by thc Director o` PuLlic Utilities and in accordance ~aiYh s[andard
speciFications on file in tFie Office of [he Director of Public Utilities; or that a
bond, cer[ificate of deposit, le[ter of creJit, or cash, in an amount and form
satisfactory [o thc Ci[y of Analicim, sfiall be posted witli the City to guarantee [he
ins[alla[ion of the above-mentiuned requirement.
2. That trash storaye areas siiall be proviJed in accordance with approved
plans on file wi[h the Office of the Direc[or of Public :lor4;s.
3. That fire hy~ran[s shall bc installed and charged, as required and
J~term~ned to be necessary by [he Chief of the Firc Department, prior to corronencement
of strucCural f~aminy.
~i. Tfia[ subjec[ propc'ty shall be served by underyround utilities.
5. That drainage of subject property shall be disposed of in a manner
satisfactory to the Ci[y Engineer.
G. In the event that subject property is [o be divided for the purpose of
sa~e, lease or financing, a parcel map, [o record the approved division of subject
~roperty, shall be submi[te~ to and approved by the City of Anaheim and then be
recorded in the Office of the Orange County Recorder.
7. Tl~at subject property shall be developed substantially in accordance
with plans and spec(fications on file with the City of rlnaheim marl:cd Exhibit Nos. 1
and 2; provided that site screeninq will be constructed in accordance with the ML
Zone requirements, as stipulated to by tfie pe[i[ioncr.
8. That Condition Nos. i and 6, above-mentioned, shall be complied with
prior to the commencement of tlie activity au~horized under this resolution, or prior
to the tlme that the b~ilJing permit is issued, or within a period of one year from
date hzreof, whichever occurs first, or such further time as the Planning Commission
and/or C(ty Councii may grant.

9. That CondiCion Nos. ?., 4, 5 and 7, above-mentioned, shall be complied
with prior to final building and zoning inspections.
