City Ftall in the City of Anaheim on AugusC 1, 1977, a[ 1:30 p.n., notice of said
public hearing havin9 been duly 9iven as required by law and in accordance with the
provisions of [he Anaheirn Municipal Code, Chapter 1~3.03, to hear and consider
evidence for and against saiJ proposed reclassification and to investigate and make
findings and recommendations in connec[ion therewith; said public hearing having been
continueJ to ihe Planning Commission mee[ing of Auyust 1'i, 1977; and
WtiEREAS, said Cor+nission, after Jue inspection, inve~ti9ation and study made
by itself and in iCS behalf, and after due consideration of all evidence and reports
offered at said hearing, does find and determine the followin9 facts:
1. That the petitioner proposes reclassification of subject praperty from
the CL (COMt1ERCIAL, LIHITEU) ZO11E to the RM-1'L00 (RESIDEtITIAL, MULTIPLE-FAMILY) Z0~lE.
2. That the Anaheim General Plan designa[es subject property for medium-
density residential land uses.
3. That the proposed reclassification of subject property is necessary
and/or desirable for the orderly and proper development of the community.
4. That the proposed reclassifica[ion of subjec[ property does properly
relate to the zones and their permitted uses loc~lly established in close proximity
to subject property and to thc zones and their perrnitted uses generally established
throuyhout the community.
5. That the proposed reclassification of subjett property requires Che
dedication and improvement of abutting streets and alleys ir accordance with the
Circulation Element of t:he General Plan, due to the anticipated increase in traffic
which will be generateA by the intensification of land use.
6. That two persons inclicated their interest at said public heari~g; and
that no correspondence was received in opposition ta subject petltion.
ENVIROt~11E1JTAL I~fPACT FINDII~G: That the Anaheim City Planning Commission has
revievred the subject proposal to reclassify the zoning from the CL (Commercial,
Limitcd) Zone to the RH-1200 (Residential, Multiple-Family) Zone on property
consisting of approximately 0.2 acre, having a fronta9e of approximately 72 feet on

the south side of Eiroaci~.~ay, and beinc7 tuca[ed approximately 170 fect west of the
centerline of Claudina Strcet~ witt~ re~uested waivers of required arterial highway
right-of-a~ay dedication, minimum siJe setback, and minimum recrr_ational-leisure area;
and does here6y approve tfie Ilegative Declaratio~ frum the requirement to prepare an
environmentai impact report on the basis that there would be no si9nificant
indiviJual or cumulative arlverse environmental impac[ due [o [he approval of this
Negative Declaration since the Anaheim General Plan designates tlie subject property
for medium-density residential land uses cortmensurate witli the proresal; that no
sensitivic environmentai impacts are involved in the proposal; that the Initial Study
submitted by the petitioner indicates no significant individuai or cumulative adverse
environmental impac[s; and that [he Negative Declaration substantiating the fore~oing
findings is on file in [he City of Anahcim Planning Department.
NOW, TIIEREFOR[, QE IT RESOLVEU tha[ tlic Anahein City Planning Commission
does hereby grant subjec[ Peti[ion for Reclassification and, by so doing, that Title
13-Zoning of the Anaheim Hunicipal Code be amended to exclude [hr. above-described
property Prom the CL (COMMERCIAL, LIMITEU) ZOIIE aRd to incorporate said described
property into the RM-12~0 (R[SIDEtdT11L, HULTIPLE-Fl1MILY) ZOtJE upon the followin9
condir.ions which are hereby found to be a ne~essary prerequisite io the proposed use
of subject property in orJer [o preservc tfie safety and gr_naral welfare of the
Citizens of the City of Analicim:
i. That [rash storage areas shall be provided in accordance with approved
plans on file tdith thr_ office of the Oirector of Public 1~or4:s.
2. That firc hydrants shall hc installed and charged, as required and
determined to bc necessary by tf~e Lhief of thc fire Departmen[, prior to commencement
of structural framing.
3. That subjec[ property shall be scrved by undcrground utilities.
4. Tha[ drainagc of subJcct proper[y shall be disposed of in a manner
satisfaetory tc, thc Ci[y Engineer.
5. That tfie owncr(s) of subject property shall pay t~ the Ci[y of Anatieim
the appropriate park and recreation 1n-lieu fees as determined to be appropriate by
the City Council, said fees to be paid at thc time the building permit is issued.
6. That Condition f~os. 1, 3 and ~~, abovc mentioned, shall bc complied with
