following facts:

2. That the proposed use was denied on t s i s that the use
would he imcornnatikle with the existing 1I: (Industrial, Limited) Zone and
the s'irroundinq industrial development, and that it would establish an
undesirable precedent in that comrnercialm recreational traffic would he
generated in an industrial area.
3. That tine proposed use w i l l adversely affect the acs jo i n i na
land uses and the nrouth and development of the area in which it is
proposed to he located.
4 That the size and shape of the site proposed for the use I._
not adequate to allow the full development of the proposed use in a manner
not detrimental to the particular area nor to the peace, health, safety and
general welfare of the Citizens of the City of Anaheim.
e That the arantincl of the Conditional Permit under the
conditions imposed, if any, will be detrimental to the peace, health,
safety, and general welfare of the Citizens of the City of Anaheim.
e That no one indicated their presence at said public hearin
in opposition and there were three (3) letters received in opposition to
the select petitions
E NV I ONa1ENTPL IMPACT F I ND I I : That the Anaheim City Planning
Commission has reviewed the subject proposal for a skateboard park on
approximately 2e3 acres, having a frontage of approximately l(r) feet on the
west side of Blue (um Street and Feinq located approximately 310 feet south
of the centerline of Miraloma Avenue, and does hereby approve the Negative
Declaration from the requirement to prepare an environmental impact report
on the basis that there would he no significant individual or cumulative
adverse environmental impact due to the annrova l of this Negative
Declaration since the Anaheim general Plan designates the subject nronerty
for general industrial land uses commensurate with the nronosal9 that no
sensitive environmental impacts are involved in the proposal, that the
Initial Study submitted by the petitioner indicates no significant
Individual or cumulative adverse environmental impacts; and that the
Negative Declaration substantiating the foregoing findings is on file in the
City of Anaheim Planning Department.

MOW, THEREFORE, BE I T RESOLVED THAT THE Anaheim City Planning Commission
does hereby deny subject Petition for Conditional Use Permit on the basis of the
aforementioned findings.
