2. That thc pr~posed use will noc advcrsely affect [he odjoining land uses
and the growth and development of the area in which it is praposed to be located.
3, Tha[ fhe size and shape of the site proposed for the use is adequatc to
allow the full development of thc ~+roposed use in a manner not detrimental to the
particular area nor to the pcacc, health, safeLy, and ~eneril ~~clfar~ of the Citizens
of ;hc City of ~nahcim.
4, That thc granting of thc Conditional Use Per^~it under che conditions

has determined tha[ [he proposed activlty falls within the definition of Sec[ton
3.01, Llass i, of the City of Anaheim Guidclines to the Requirements for an
Environmental Impact Repor[ and is, .her~fore, categorically exempt from the
requlrement to file an EIR.

tJObl, 7NEREFORE, BE IT RESOLVED that the Anahein City Planning Ccvnmission
d~~ ; hereby 9rant subject Petition for Conditional Use Ferrtiit, upon the following
conditi~ns which are hereby found to be a necessary prerequisite to the proposed use
of the subject property in order to preserve the safety and general v~elfare of the
Citizens of the Ci;y of Anaheim:
1, That appropriate o-ra[er assessment fees as determined ~y the Director of
Public Utilities shall be paid to the City of Anaheim prior to the commencement of
the activity authorized under this resolution or r:ithin a oeriod of sixty (60) days
from date hereof, whichever occurs first.
2. Tha[ the steam cleaninG facility shall he enclosed to a height of not
less [han 6 feet either by solid masonry, building ~valls, or chainlinH fence entire)y
interwoven with reda~ood or cedar slats.
3. That the drainage from the suhject steam cleaning facility shall be
disposed of in a manner satisfactory to the Ci[y Engineer.
r+. That subject property shall be de~eloned substantially in accordance
with plans and specifications on file ti~~ith the City of Anaheim marked Exhibit t~os. 1,
2 and 3,
5. That Condition ~los. 2, 3 and 4, above-mentioned, shail be complied wi:h
prior [o final building anci zonina inspections.
