WHEREAS, the Anaheim City Planning Commission did receive a verified
Petition for Conditional Usc Permit from GROVE STREET ASSOCIATES, 1c1~1 Dove Street,
~?75, ~leoroort Beach, California ~2E60, ormer of certain real property situated in [he
City of Anaheim, County of Oranqe, S[ate of California, described as:
That portion of Lot 1 of Section 5, Trn+nship ~! South, Range 9
blest, San Bern~rdino Base and Meridian, according to Che Official
Plal filed in District Land Office April 13, 1~375, described as
Parcel 3 as shorm on a man `iled in book 1~5, nages 9 and 10 of
Parcel Maps, in the office of the County Recorder of said County;

WtiEREAS, the Cit Planning Commission did hold a nublic hearinc~ at the City
Hall in the Ci[y or I~~?'~:~i'.•ri Decenber 5, 19j7, at 1:3~ P•m., notice of said public
hearing having be~n ~~' given as requireci bry law and in accordance with the
provisions of the A~iaF `~ luni=ipal Code, Chapter 18.03, to hear and consider
evidence for and a!.~.~,.r sa!~9 proposed cenditional use and to investigate and make
findinc;s and recomme~>datie,;+: in connection therewith; and
WNEREAS, said Commission, aftQr due inspection, investiaation and study made
by itself and in its behalf, and after due considera[i~n of all evidence and reports
offered at said hearing, ooes find and determine the follooring facts:
1. That the proposed usr_ is properly one for which a conditional use
permit is authorized by Anaheim Municipal Code Sec:ion 18.51.050.070 to wit: to
permit an auto paintina facility.
2. That the proposed u~e is hereby aran[ed subject to review by the
Planning Commission at the end of a one-year period to determine whether the use has
been detrimental to the surrounding industrial uses and subject to oetitioner's
stipulation that all mechanical work and painting will F,e done inside the building.
3. Tha[ the proposed use will not adversely affect the adJoining land uses
and the growth a~d development of the area in ~+hich it is proposed to be located.
4. That the size and shao~ of the site proposed for the use is adequate to
allow thr fuli development of the ;ic::.~sed use in a manner not detrimental Co the
particular area nor to the peace, health, safety, and general welfare of the Citizens
of the Clty of Anaheim.
5, That the granting of tiie Conditional Use Permit under the condttions
imposed, if any, wiii not be detrime~tal to the pear,e, health, safety and general
welfare of the Citizens of the City of Anaheim.
6. That one person indicated his presence at said publlc hearing in
opposition; and that no correspondence aias received in opposition to the subject
petitien.

ENVIRONtiE~ITAL IMPACT ~IND14G: The Director of the Planning Department has
determined that the proposed activity alls within the definition of Section 3.01,
Class 1, of the City of Anaheim Guidelines to the P,equirements for an Environme~tal
Impact Re?ort and is, therefore, c~tegoric~lly exempt from the requirement to fite an
EIR.
NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission
doAs hcreby granY subject Petition for Conditional Use Permit, upon the following
conditions which are hereby found to be a necessary prerequisi[e to the proposed use
of the subject property in orde~ to preserve the safety and general welfare of the
Citizens of the City of Anahei~:
1, That the appropriate oermit be obtained from the City of Anaheim Fire
Department prior to the comme~cement o` aciivity.
2. That subject prop~rty shall he developed substantially in accordance
rrith plans and specifications on file with the City of Anaheim marked Exhibit Nos. 1
through j.
3. That Condition No. i, above nentioned, shall be complied w3th prior to
the coR~encement of the activity authorized under this resolution, or pr•tor to the
Yime that th^_ building permit is issued, or within a period of one year from date
hereof, whichever occurs flrs[, or such further time as the Planning Commission may
grant.
4. That Condition I~o. 2, above mentioned, shall be complied with prior to
final building and zoning inspections.
