hearing having been duly given as requtred by law and in accordance with the
provlstons of the Anahefm MunTcipal Lode, Chapter 18.03. to hear and consider
evtdence for and against said proposed conditlonal use and to investigate and make
findings and recortmendatfons Tn connection therewith; and

ENVIRONMENTAL IMPACT FINDtNG: That the Fnahelm City Plannina Commlssion has
revTewed the proposa to perm t a ch ld day-care center in an ex(sting church on a
rectangulariy-shaped parcel of land consisting of approximar • 6.9 acres located at
the southeast corner of Wagner Avenuc a~d State College Boul d. t~avtng approximate
frontages of appraxt:ccaiety S~7 ~Z~~ a^ Lhe south itd~ of Ve.~er Avenue and 498 feet
on the east side of State College Boulevard; and does hereby approvc [he Negatlve
Declaration from [hc requlremcn[ to prepare an envTronmental tmpact repo~t on the
basis that there would be no sig~lficant indlvidual or cumulative adverse
environmencal impact due to the approvsl of thTs Negative Declaratton since the
Anaheim General Plan designates ihe subJect property for la+-density residentiai land
uses commensurate Hith the proposal; that no sensi[ive environnental impacts are
involved in the proposal; that the Initlal Study submitted by the petitioner
Indlcates no signiflcant individual or cumulative adverse environmental Tmpacts; and
that the NegatTve Declaratlon substantiating thc foregoing fTndings is on file tn the
Lity of AnaheTm Planning Oepartment.
kOW~ 7HEREFORE. BE IT RESOLVED that thc AnaheTm City Planning Commisslon
does hereby grant subJect PetitTon for Conditional Use Permit. upon the fotlaring
conditions whlch are hereby found to be a necessary prerequlsite to the proposed use
of the subJect property In order to preserve the safety and general welfarc of thc
Cltlzens of the Lity of Anahel~:
1. 7hat subJect property shall be developed substantlally in accordance
with plans and specificatlons on fTle Htth the City of Anahetm marked Exhibit Nos. 1
and 2.

2, That Condition 1~0. 1, above-mentioned~ shall be complied with prior to
the commencement of the activlty authorized under this resolution, or withtn a perlod
of one year from date hereof, whichever occurs first, or such further time as the
Planntng Commission may grant.
3. That the parents of the children enrolled In the day-care center shall
park thetr cars in the church parking lot to load and unload the children.
~E IT FURTHER RESOLVED that the Anahetm Gity Planning Commission does hereby
find and determine [hat adoption of [hfs Resolution is expressly predicated upon
appticant's compliance wlth each and all of the conditians herelnabove set forth.
5hould any such condition, or any part thereof, be deciared Tnvalid or unenforceable
by the final Judgment of any court of competent jurisdiction, then this ResolutTon,
and any approvals herein contained, shall be deemed null and vold.
