NHEREAS~ thc Anahcim City Planning Commtssion did receive a vertfied
Petition for Condittonal Use Permit from L!1 PALHA BUSINESS PARK, P, 0. Box 6348.

of Anaheim, County of Orange, State of Californla~ described as:
Parcel 6, in the City of Anaheim, County of Qrange, State of
California, as per map recorded in book 123, pages 4F, to 1~7~
inclusive of Parcel Maps, in the office of the County Recorder of
said Orange County.
NHEREAS, the City Pianning Cor.mission did hold a public hearing at the Cicy
Hall in the CTtY of Anaheim on August 13, 137°, at 1:30 p.m,, no[ice of saTd public
hearing having been du~y given as required by law and in accordance wtth che
pr~visions of the Anaheim Muntcipal Code, Chapter 18,t13, to hear and consider
evidence for and agatnst said proposed conditional use permit and to inves2iga[e and
make ftndings and recommendatlons In connection therewlth; and
NHEREAS~ sald Commission, after due inspection, investigation and study made
by itself and in its behalf, and after due co~sideratlon of all evidence and reports
offered a[ saTd hearing~ does find and dctermine the follavtng facts:
1. That the proposed use is properiy one for which a conditional use
permit is authorized by Anaheim Muntcipal Code Sectlon 18,03.~30.010 and
18.61.050.450 to wic: to permit a gymnasttcs academy in the ML (Industrial. Limited)
Zone.

provide a servicc to thc surrounding Tnduscrlal area and that lt would not be
conpatTble wlth the surrounding industrial uses t+etause children would be broughc
into the area.
3. That the proposed use will advcrsely affect the adJoininq land uses a~d
the growth and development of the area in Whtch lt (s proposed to be locaced.
4. Thac the sizc and shape of the si[e proposed for the use is not
adequate to allrn~ the full development of the proposed use in a manner not
detrimental to the parttcular area nor to the peace~ health, safety. and general
welfare of the Citizens of the City of Anaheim,
5. That the granting of the Condttional Use Permit wTll be detrimental to
thc peace, health~ safe[y and general welfare of the Citizcns of the City of Anahelm.
6, That the traffic generated by the proposed use will impose an undue
burden upon the streets and highways desTgned and tmproved to carry the traffic in
thc area.

7, That one pcrson indicated her presencc at said public hearing In
oppositton; and that no correspondence was recelved in opposition to the subJect
petitlon.
ENVIRUNMENTAL INPALT FINDING: Ttiat the Anaheim City Planning Canmission has
reviewed the proposa to permic a gymnastics academy in the ML (Industrial, Limited)
Zone on a rectangularly-shaped parcel of land consisting of approximately 1.2 acres
located at the northwest corner of White Star Avenue and Armando Street, havTng
approximate frontages of 192 feet on the northeast sTdc of Uhite Star Avenue and 275
feet on the northwest stde of Armando Street; and does hereby approve the flegative
Declaration fram the requirement to prepare an environmental impact report on the
basis that there would be no signTfTcant lndivTdual or cumulative adverse
environmen[al TmPact due to [he approval of thls tlegative Declaratlon sTnce the
Anahetm General Plan designates the subJect property for general industrial la~d uses
comnensurate with the proposal; that no sensitive environmental lmpacts are involved
in the proposal; that the InTtfal Study submitted by the petitioner indicates no
signlfica~t individual or cumulatTve adverse envlronmental lmpacts; and that the
Negative Declaration su~sta~ttattno the foregoing fTndings is on Pile in the City of
An~heTm Planning Department.
NOW~ THEREFORE. UE IT RESOLVER that the Anaheim Clty Planninq Commission
does hereby deny subject Petitio~ for ~onditionai Use Permit on the basis of Lhe
aforementioned flndTngs.
