hearing having been duly given as required by law and tn accordance with the
provisions of the ..naheim Munir.ipal Code, Chapter 18,03, to hcar and conslder
evldence for and against said proposed conditional use permit and to investigate and
make findings and recortmendations in connection therewith; and

bulldtng and that there will be no outdoor storage of vehtctes.
3. That the proposed use will not adversely affect the adJoining Tand uses
and the growth and development of the area Tn which it ls proposed to be located,

6, That the traffic genero[ed by the proposed use Will not tmpose an undue
burden upon the stree[s and highways designed and fmproved to carry [he trafflc in
the area.
7, That no one indicated their presence at said public hearing in
opposttTon; and that no correspondence was recelved in opposition to the subJect
petition.
EtIVIRONtiENTAL IyPACT FINDING: That the Anaheim Ctty Planning Commtssion has
reviewed the proposal to permit an automabile repair facillty in the HL (Industrial,
LTmited) Zone on a rectangularly-shaped parcel of land consisting of approximateiy
0.6 acres~ having a frontage of approximately 13R feex on the west side of Y.racner
Boulevard, having a maximum depth of approxlmately 190 fcet, and being located
approxTmately 151 feet sou[h of the centerlinc of Leena Court; and does hereby
approve [he ~~egative Oeclaratfon from the requlrement to preaare an envirornnental
impact report on the basis that there would be no significant Individual or
cunulaiive adverse envTronmental impact due to the approval of this Negative
Declara[lon slnce ttie Anaheim General Pian designaees the subJect property for
gencral industrial land uses commensurate Nlth the proposal; thac no sensitive
envtronnental impacts are lnvolved in thc proposal; that the Initial Study submitted
by the petltioner indicates no significant individuat or cumula[lve adverse
environmental impac[s; and that the Negative Dectaration substantla[ing the foregoing
flndfngs is on file in the Lity of Anaheim Planning Department.
NOW, THEREFOP.E, QE IT RESOLI'ED that the Anaheim City Planning Commission
does hereby grant subJect Petition for Condttional Use Permit, upon the following
condittons ahich are hereby found to be a necessary prerequtsite [o the proposed use
of the subjecc property in order to preserve the safe[y and gE~era2 wet`are af Lhe
Citizens of the City of Anaheim:
1, Tha[ subJect property shalt be developed substanttally in accordance
wtth plans and specificatlons on file wtth the CTty of Anaheim marked Exhibit llos, i
and 2,
2, That trash storage areas shall be provided in accordance wTth approved
ptans on file with the Office of the Director of Public Works.
3. That Conditton Nos. 1 and 2. above-mentloned. shall be cor.iplled WTth
prior to the commence~nent of the actlvity ~uthorTzed under thls resolution, or wTthfn
a period of one year fran date hereof, whichever occurs first, or such fu~ther ttme
as thc Planning Commisslon may grant.
BE IT FURTHER RESOLVED that the Anahelm City Plan~ing CommTsslon dces hereby
find and dete mine that the adoption of this Resolutlon is expressly predicated upon
applicant's compliance with each and all of the conditlans hereinabove set forth.
Should any conditlon or any part thereof~ be declared invalid or unenforceable by the
