11HEREAS, the Anaheim City Planning Commisslon did receive a verlfted
Petition for Conditional Usc Permit from ELDEN W. BAI~lBRIDGF, 2°0~ South Main Street,
Unit Y., Santa Ana, California 92707, cwner of certain real properiy situated in the
Clty of Anaheim, County of Orange, State of California. descrl6ed as:

WHEREAS, the Gity Planning Commfssion dtd hold a public hearing at the City
Hall in the City of Anaheim on Septembcr 10, 1979, at 1:30 p.m., notice of said
public hearing having been duly 9iven as required by law and in accordance with the
provisions of the Anaheim Municipal Code, Chapter 18,03, to hear and consider
evidence for and against said proposed conditional use permit and to investigate and
make findings and recommendations in connectlon therewith; and
11HEREAS, said Cammisston, after due inspection, investiga[ion and study made
by i[self and i~ lts behaaoesaflndfand determtnedthetfollowing,facisence and reports
offered at said hearing,
~, That the proposed use is properly one for which a condttional use
permit is authortzed by Anahetm MunTcipal Code Sec[ion 18.61.QSO.k00 to wit: [a
permit wholesalc and retail sales of appliances in the ML (Industrial, limited) Zone.
Z, That the proposed usc is hereby denled on the basis thit thc use 1s not
compatihle r:ILh the surraunding induscrial area a~d does not primarily serve commerce
and industry Ntth only incidental service to the general public.
g, That the proposed use will adversely affect thc adJoining land uses and
the graath and development of the area fn rrhich it is proposed to be located.
y, That the size and shape of the site proposed for the use is ~ot
adequate to allow the full dr.velopment of the proposed use in a manner not
detrimental ta the particular area nor to the peace, health. safety. and general
welfare of the Cltizens of the Lity of Anaheim.

ENViRONMENTAL ~MPACT FIHDING: That thc Anahetm Lity Planning Camission has
revier~ed the proposa to pcrm t+vholesale and retail salcs of appliances in thc !4L
(Industrial, LTmitcd) Zone on an trregularly-shaped parcel of land ccnsisting of
approximately 6.2 acres, having a frontage of approxlmatcly SO~J feet on the east side
of Tus[in Avenue, having a maximu~r, depth of approxima[ely 360 feet and being located
approximately 565 feet south of the centerline of La Palma Avenue; and does hereby
approvc the Negativc DeclaratTon from the requirement to preparc an envTronmentai
Impact repor[ on the basis that there would be no significant individual or
cumulative adverse environmental impact due to the approval of this Negative
Declaration stnce the Anaheim General Plan designates the subJect property for
general industrial land uses cc=,mensuratc ~oith the proposal; that no sensitive
environmental inpacts are involved in the proposal; chai the Initial Study submTtCed
by the petitioner fndicates no significant individual or cumulative adverse
environmental impacts; and that the Negative Declaration substantiating the foregoina
findings is on fite in the City of Anaheim Planning Department.
