NHEREAS, the Anaheim City Planning Commission did receive a verificd
petiti~n for Reclassificatlon from ANAHEIM MEMORIAL IIOSPITAL ASSOCIATION, 1111 West
La Palna Avenue. Anaheim, Callfornia 92801. owner, and JAMES u. NcALVI~I, Executive
Director. 1111Nest La Palrna Avenue, Anaheim, talifornia 92E01, agent, of certaln real
property situated in the Lity of Anaheim, Lounty of Orange, State of Californla,
described as foliows:

WHEREAS. the Clty Planning Commisston did schedule a public hearing at the
City Hall in the CI[y of Anaheim on September 10, 1979, at 1:30 P•m•~ notice of sa(d
public hearing having been duly glven as requfred by law and in accordance with the
provisions of the Anahetm Municipal Code, Chapter 18.03, [o hear and consider
evTdence for and against said proposed reclassification and to lnvestigate and make
findings and recommendations in connectlon thererrtih; said oublic hearing having been
continued to the Planning Cortgnission meeting of September 24~ 1979; and
WHEREAS, said Commission aftcr due tnspection, investtgation and study made
by Itself and in its behalf, and after due considera[lon of all evidence and reports
offered at said hearing, does find and determine the following facts:
t, That the petitioner proposes reclassiflcatfon of subJect property fron
the RS-7200 (Residentlal~ Single-Family) Zone to che CO (Cormercial, Office and
Professional) Zone.
2, Tha[ the Anaheim Gencral Plan designates subJect property for
cammerclal professional. and medium and low density residenttal land uses.
3, That [he proposed reclassification of subJect property is hereby denied
on the basis Lhat ihe subsequent develapment of the property as a parking lot for
Anaheim Memorial Nospital Nould have a detrimental effeci on the remaining adJacent
single-family residential properties.
4. Thac the proposed reclassificatlon of subject property is not necessary
and/or desirable for the orderly and proper development of the communtty.
5. That the proposed reclassificatton af subJect property does not
properly relate to the zones and their permitted uses locally esiablished in close
proximity to subJect property and [o the zones and their permitted uses generally
established throughout the communlty.

opposTtion; and tha[ no corresoondence was received tn oppositlon to the subJect
petitlon.
EFIVIRONMENTAL IMPACT FIHDING: That the Anaheim City Planning Commtssion has
reviewed the proposal to reclassl y subJect property from the RS-7200 (Residentlal,
Single-Family) Zone to the CO (Commerclal, Offlce and Professional) Zone to permit
expansfon of an exlstlna hospital parking lot on an trregularly-shaped parcel of land
consisting of approxlmately 1.13 acres having a frontage of approxTmately 350 feet on
the north sidc of Hermosa Drlve, having a maxlmum depth of approxfmatety 120 feet and
being located on :he north side of La Palma Avenue; and does hereby approve the
Negative Qeclaration from the requirement to prepare an environmen[al impact report
on the basis that there would be no significant inJivldual or cumulative adverse
environmental Impact due to the approval of this Negative Declaratlon since the
Anahetm General P1an deslgnates the subJect property for conmercial professional and
medlum and low density residential land uses cartnensurate with the proposal; that no
sensitive envlronmen[at Impacts are involved tn the proposal; tha[ the Inttlal Study
submltted by the Petitioner (ndlca[es no signlflcant inAividual or cumutatlve
adverse envtronmental Impacts; and that the Negative Declaratlon substantlatTng the
foregoing findings Is on file tn the City of AnaheTm Planning Department.
