THAT PETITION FOR LOI~DITIONAL USE PERMIT N0. 2024 BE GRANTED
WHEREAS, the Anaheim City Planning Commission did receive a verified
Petition for Condi~tonal Use Permit from EMKAY DEVELOPHEFIT AND REALTY COMPANY. 1201
Dove, tlewport Deach, California, 92660, owner, and ENLINE PROPERTIES, 1900 East
Fourth Street, ~106, Sa~ta Ana, Californta 92705, agent, of certain real property
sltuated in the City of Anahelm, County of Orange, State of California, described as:
That portion of the tlorth half of Section 26, Trnmship ~~ South~
Rangc 10 Flest, in thc Rancho San Juan CaJon de Santa Ana, as shown
on a 11ap recorded in book 51, page 10 of M!scellaneous Maps,
records of Orange County. Callfornia, described as follows:

4fHEREAS, the City Planning Cormnission dtd hold a public hearing at the City
Hall In the City of Anaheim on October II, 1979~ at 1:30 p.m.~ notice of said public
hearing having been duly given as required by la~i anJ in accordance wiih the
provisions of the Anaheim Municipal Code, Chapter 18.03, to hear and consider
evidence for and against said proposed conditional use permit and [o investtgate and
make findings and recommendations in connection therewith; and
WIIEREAS, said Coromission, after du~ inspection, investigation and s[udy made
by itself and in its behalf, and after due consideration of all evidence and reports
offered at said hearing, docs find and determine the following facts:
1, That the proposed s~se is properly one for which a conditional use
permit ts authorized by Anaheim Municipal Code Section 1A.03.030.010 to wtt: to
permit offtces in the ML (Industrial, Limited) Zone.
2. 'fnat the proposed use is hereby granted subJect to Lhe petitloner's
stipulation at the pubtic hearing that the followtng specific types of office uses
only will be established at the complex: engineering and architec[urai. advertisin9
and graphic arts, insurance agencies, CPA's and accountants, consultants, a[torneys,
and off-premise sales and marketing.
3. That the proposed use, as granted, will not advcrsely affect the
adJoining land uses and the growth and development of the area In which it is
proposed to be located.
4. That the size and shape of the site proposr.d for the use, as granted,
is adequate to atlow the full devetopment of the proposed use In a manner not
detrimental to the partTcular area nor to the peace, health~ safety. and genera!
welfare of the Citizens of tlie Ci'ty or Anaheim.
5. That the granting of the Condltional Use Permlt under the conditions
imposed, if any, will not be detrtmental to the peace, health~ safety and general
welfare of the C?tizens of the Clty of Anaheim.

6. That the traffic generated by the proposed use, as granted, will not
impose an undue burden upon the streets and htghways designed and improved to carry
the traffic in the area.
7, That no one indicated [heir presence a[ said publlc hearing tn
opposition; and that no correspond~~ce was received in opposition to the subJect
petition.
EIJVIRONf1ENTAL IMPACT FINDING: That the Anaheim City Pianning Commissian has
revlewed t e proposa to permit o ces in the ML (Industrial, limited) Zone on an
irregularly-shaped parcel of land conststing of approximately 1.9 acres, having a
frontage of approximately 483 feet on the east side oF Santa Cruz Street, having a
maximum depth of approximatcly 300 feet and being located approximately 350 feet
north of the centerline of Orangerrood Avenue; and does herehy approve the Negattve
Declaration from the requirement to prepare an environmental impact report on the
basis that there would be no stgnificant individual or cumulative adverse
envfronmental impact due to the approval of this Neaative Declaration since the
Anaheim General Plan designates the subJect praperty for general industrial land uses
commensurate with the proposal; that no sensitive environnental impacts are involved
in the proposal; that the Initial Study submttted by the petitioner indicates no
significant individual or cumuiative adverse environmental impacts; and that the
Flegative Declaration substantiating the foregoing findings is o~ file in the City of
Anaheim Planning Department.
NOW, THEREFORE, QE IT RESOLVED that the Anaheim City Planning Commission
does hereby granC subJec[ Petition for Conditional Use Permit, upon [he following
conditions which are hereby Found to be a necessary prerequlsite to [he proposed use
of the subjeci property in order to preserve the safety and general welfare of the
Citizens of the City of Anaheim:
1. That trash storage areas shall be provided in accordance with approved
plans on file with the Office of the Execu[ive Oirector of Pub11c 4torks.
2. That the proposed offices shall comply with aIl signing requirements of
the ML (Industrial, Limited) Zone.
3. That subJect property shall be developed substan[iaity in accordance
with plans and speciftcatfons on file wtth the City ~f Anaheim marked Exhibtt Nos. 1
through 5.
~;, That the complex shall be limtted to the follrnring specific types of
office uses:
E~gineering and archttectural firms
Advertising and graphic arts
Insurance agencies
CPA's and accountants
Consuttants
Attorneys
Off-premise sales and markettng
BE IT FURTHEP. RESOLVED thaC the Anaheim Ctty Planning CommTsslon does hereby
flnd and determine Lhat the adoption of this Resolutlon is expressly predicated upon
appllcant's compliance with each and a11 of the con~ttions hereinabove set forth.
Should any condition or any part thereof, be declar.ed Invalid or unenforceable by the

final judgment of any court of competent JurisdTction, then this Resolutton, and any
approvals hereln contained, shatl be deemed null and void.
