A RESOLUTION OF THE ANAHEIM CITY PLANNING COHMISSION
THA7 PETITION FOR RECLASSIFICATION N0. 79-80-18 BE GRAP~TED.
WHEREAS~ the Anaheim City Planni~g Commission did receive a verified
petition for Reclassification from the CITY OF ANAFIEIM~ 204 East Llncoln Avenue,
Anaheim, California 92805, age~L of certain real property situated tn the City of
Anahelm, County of Orange, State of Califor~ia, described as follows:
Beginning at a point in the existing Anaheim City limtt line, said
potnt being the northwest corner of che Northeast Annexatlon No. 3
boundary ine to said City, said point also being located on the
southerly line of lot 4, Block. 33 of the Yorba Llnda Tract, as
recorded in Book 5~ pages 17 and iS, Miscellaneous Haps, records
of said Orange County; thence leaving satd Lity ltmit line and
following along said southerly line of Lot 4, Block 33 of the said
Yorba Linda Tract S 75° 15' Sk" W~ 702.64 feet to an intersection
wlth the centerline of Lakeview Avenue; thence N 23° 43' 19" E,
33'+•50 feet along the centerline of said Lakeview Avenue [o an
intersectfon with [he westerly prolongation of the northerly line
of the la~d described in deed recorded in Book 2506, page 333,
records of said Orange County; thence N 72~ 26' 11" E, 876.51 feet
along sald prolongatior. and northerly ltne to a point in the
southwesterly line of Lot One of the map of Survey of the Yorba

Survey; thence 5 748 22' S4" E, 216.24 feet to satd Statlon 1 of
said Survey; thence along said southwesterly line 5 31° 12' 36" E,
203.26 feet to a point of tntcrsection with [he southerly line of
Lot 4 tn Block 33 of said Yorba Linda Trac[, said point of
Intersectton befng a point in the northerly line of the
aforementioned Northeast Annexation No. 3 boundary line to the
Ltty of Anaheim; thence 5 75° 15' Sy" u. 626.80 feet along a
portion of said southerly ltne of Lot 4 also being a portion of
said annexation boundary line ta the point of beginning.
WHEREAS~ the CI[y Planning Lommission did hold a public hearing at the Ctty
Hall in [he City of Anahelm on October 22, 1979, at 1:30 p.m., notice uf said public
hearing having bee~ duly given as required by law and in accordance wlth the
provislons of the Anaheim Munlcipa) Code, Lhapter 18.03, to hear and consfder
evidence for and against said proposed reclassiflcation and to tnvestigate and make
findi~gs and recommendatlons In connectlon therewtth; and
UHEREAS~ said Commissfon, after due inspection, tnvestigation and study made
by ttself and in tts behalf, and after due consideratio~ of all evldence and reports
offered at setd heartng~ does fTnd and determine [he foltowing facts:
1. That the petitloner proposes recl~ssiflcation of SubJect property from
the County of Orange A-1 (General Agrtcultura) Zone to the Ltty of Anaheim RS-A-
43,000 (Residentlal, Agricultural) Zone.

2. That the AnaheTm General Plan designates suoJect property for low-
medium density residential land uses.
3. That the proposed reclassification of subJect property is necessary
and/or desirable for the orderly and proper dev~lnpment of the community.
4. That the proposed rectassification of subJect property does properly
reiate to the zones and their permitted uses tocally established in close proximity
Lo subJect property and to the zones and their permltted uses generally established
throughout the community.
5. That ~o one indicated their presence at said public hearing in
opposition; and that no correspondence was received in opposition to the subject
petition.
ENVIRONMENTAL IMPACT FINDItJG: That the Anaheim City Planning Commission has
reviewed t e proposa to rec assTfy subJect property from County of Orange A-1
(General Agricultural) District to RS-A-43,~00 (Residentlal, Agrtcultural) Zone o~ an
irregularly-shaped parcel of land consisting of approxlmately 7.5 acres located east
of the northeast and southeast corners of Orchard Drive and Lakeview Avenue and being
located appr~ximately 1050 feet nor[h of the centerline of Orangethorpe Avenue; and
does hereby approve the Negative Declaration from the requirement [o prepare an
environmental impact report on the basis that there would be no significant
individual or cumulative adverse environmental fmpact due to the approvai of this
Negative Declaration since the Anaheim General Plan designates the subject property
for low-medium density ~esiden[ial land uses conmensurate with the proposal; that no
sensitive environmental impacts are invoTved in the proposal; [hat the Initiat Study
sulxnitted by the petitioner t~dicates no significant indtvidual or cumulative
adverse envtronmental impacts; and that the Negative Declaration substantiating the
foregoing findings is on file in the City of Anaheim Planning Department.
liOW, THEREFORE, BE IT RESOLVED that the Anahetm City Pianning Commission
does hereby grant subJect Petition for Reclassification ancf, by so doing, that Title
18-Zoning of the Anaheim Municipal Cade be amended to tncorporate the above-described
property into the R5-A-43,000 (RESIDENTtAL/AGRICULTURAL) ZONE upon the following
condition which is hereby found to be a necessary prerequisite to [he proposed use o~
subjecc property in order Co preserve [he safety artd generat wclFare o` ihe Ciifzens
of the City of Anahetm:
1, That thesP rectassification proceedinss are granted subject to
completion of annexation of subject property to the City of Anaheim.
BE IT FURTHER RESOLVED that [he Anaheim City Planning Commisslon does hereby
find and determine that adoptton of this Resolution is expressly predicated upon
appitcan['s compliance with each and all of the condttions hereinabove set forth.
Shouid a~y such condition, or any part thereof~ be declared invalid or unenforceable
by the final judgmen[ of any court of competent Jurisdiction, then this Resolutton.
and any approvals heretn contained~ shall be deemed null and void.
THE FOREGOING RESOLUTION is signed and approved by me this 3rd day of
