wHEREAS, thc Anaheim City Planning Commisslon did receive a verified
petitfon for Reclassification from TEXACO-ANAHEIy HILLS, INL., 38Q Anaheim Hills
Road, Anahelm, Cal(fornia 92807, owncr, and ANAHEIM HILLS, INC., 380 Anaheim Hflls
Road, Anaheim, Lalifornia ?2807, agent, of certain real property situated in the CiCy
of Anaheim, County of Orange, 5[ate of Californla, described as follows:

WHEREAS, [he City Planntng Cortmission did schedule a public hearing at the
City Hall in the City of Anaheim on Fehruary 26, 1?7~, at 1:30 p.m., notice of said
pubifc hearing having been duly given as requfred by lar~ and in accordance wlth the
provlsions of the Anaheim Municipal Code, Chapter 18.03, to hear and consider
evidence for and against sald proposed conditiona) use and to inves[igate and make
findings and recommendations in connectlon [herewi[h; said pubiic hearing having been
continued to the Planning Lanmissfon meeting of March 12, 1979; and
WNEREAS, said Commission, after duc inspection, tnvestigation and study made
by itself and tn its behalf, and afier due consfderatfon o` sll evidence and reports
offered at sald hearing, does `ind and determine the followtng facts:
1. That the proposed use is properly one for which a conditional use
permit is authorized by Anaheim Municipal Code Section 18.03.~30.010 to wit: to
permit a permanent off-site tract idencification s(gn.
2. That the proposed usr. will ~ot adversely affect the adJotntng tand uses
and the growth and development of the area Tn Which Tt Is proposed [o be located.
3. That the size and shape of chc site proposed for the use is adequate to
allow the fuli development of the proposed use in a manner noL detrimental to thc
parttcular area nor to the peace, health~ safety, and general Nelfare of the Citizens
of the Clty of Anaheim.
4. That the grancing of the Conditinnal Use Permit under the conditlons
imFosed, if any~ wtll not be detrimenta) to the peace~ health~ safety and general
Nelfare of the Citlzens of the Cicy of Anaheim.

5. That no one fndicated their presence at said public hearing in
opposition; and that no ccrrespondence was recetved in oppvsitlon to the subject
pett[ton.
ENV~RONMENTAL INPALT FINDING: That the Anaheim Lity Planning Lornr.lssion has
reviewed the proposa to permit an o f-slte trac[ identification sign on property
located on ei[her slde of, and in the median between the opposing lanes of~ Hidden
Canyon Road, approximatcly 210 feet southeast of the centerllne Serrano Avenue; and
does hereby approve the Negative Declaratlon from the requirement to prepare an
environmental impact report on [he basis Lhat there would be no signtfTcant
indlvidual or cumulatfve adverse environnental impact ~ue to the aFproval of this
Negative Declaration since the Anahelm Genera) Plan designates the subJect property
for hillside-low density residential land uses commensurate with the proposal; that
no sensitive environnental impacts are involved In the proposal; that the InTtial
Study submitted by the petitloner Indicates no significant individual or cumulat(ve
adverse envtronmental impacts; and that the Negatlve Declaration substantlating the
fore9oing flndings 15 on file In the Gity of Anahetm Planning Department.
NOW. THEREFORE, 8E IT RESOLVED that the Anaheim Ci[y Planning Lommissio~
does hereby grant subJect Petition for Conditional Use Permit, upon the following
conditlons which are hereby found tu be a necessary prerequisite [o the proposed use
of the subJec[ property in order to preserve che safety and general Nelfare ef the
Cttlzens of the Clty of Anaheim:
i. That the proposed entry wall Nith attached signs shatl be maintalned by
the Anaheim Hills Planned Community Association.
2. That subjeci property shall be developed subsiantially tn accordance
with plans and specifications on file w(th the Lit/ of Anaheim marked Exhibit Nos. 1,
2 and 3.
BE IT FURTHER P,ESOLVED that the Anahelm City Pianning Commission does hereby
find and deternine that adoptlon of thts Resolution is expressly predicated upon
appiicant's compliance Ni[h each and al~ of the condl[iorss herelnab~ve set `orLh.
Should any such condition. or any part thereof, be declared invalid or unenforceable
by the final juJgment of any court of competent Jurisdiction, [hen this Resolution.
and any approvals herein contained, shall be deemed null and vold.
