2. That the Anahetm Ga~eral Plan designates subJect property for medium
denstty restdential land uses.
3. That the proposed reclassiflcatTon is hereby granted subJect to the
peiitioner's sttpulation at the pu~11c hea~ing to construct a 48 lnch high concrete
block wa11 between the parking area and the landscaped setback alo~g the south
property line to screen the psrking area from the single•family resldences along
Sycaawre Street.

and/or desirable for the orderly and proper development of the community.
5, That the proposed reclassification of subJect property does properly

EN~/IROt~MENTAL IMPALT FIPIDING: That the Anaheim City Planning Commission has
reviewed t e proposa [o r~jfy subject proper[y from [he RS-A-43,000
(Residen~tal/ Agricultural) to the R11-1200 (Residenttal, Hi~lYipie-Family) Zonc on a
rec[angularly-shaped parcel of land consisting of approximately 1.? acres, having a
frontage of approximately 205 feet on the nortli side of Sycamore Strect, having a
maximum of appreximately 4~1 feet and being locateJ approxima[ely b71 feet west of
the centerline of State Coliege Boulevard; and does hereby approve the Negative
Declaration from the requirement to prepare an environmental impact report on the
basis that there would be no significant individual or cumula[ive adverse
environmental impact due to the approval of this Ne9forvmedDum,density residential
Anaheim General Pian designates the subject property
land uses commensurate with the proaosal; that no sensitive env(ronmental impacts are
involved in the proposal; that the Inftial Stud•: submi[ted by the petitioner
indicates no significant individual or cumulattve ad••~:se environmental impacts; and
that the Negative Oeclara:ion substantiating the foregoin9 findings is on file in the
City of Anaheim Planning Lepartment.
NOti', THERE~O~E, BE IT RESOLVEO tha[ the Anaheim City Planning Commis^~ion
does hereby grant subJect Petition for Rectassiflcatlon and, by so doing, that Title
18-Zoning of the Anaheim Municipal Code be amended to exclude L•he above-described
proper[y from the RS-A-43,000 (RESIDENTIAL/AGRICULTURAL) ZONE and to incorporate said
described property in[o the RM-1200 (RESIDENTIAL, MULTIPLE-FAMILY) ZONE upon the
following condi[iuns which ar'e hereEy found to be a necessary prerequisite to the
proposed use of subject property in order to preserve the safety and 9encral welfare
of the Citizens of the City of Anahe!m:
1. T'iat the o~mer(s) of subject property shall pay to the City of Anaheim
a~ee, in an amount eis determined by the Lity Council, for street ligh[ing along
Sycamore Street.
2, That trash storage areas shail be prov(ded in accordance with approved
plans on file with the Office of the Director of Public Norks.
3, That ffre hydrants shall be installed and charged as requtred and
determined to be necessary by ihe Chief of the Fire Department prior to cc.~vnencement
of struc[ural framing.
4, That the owner(s) of subject propercy shall pay the traffic signel
assessment fee (Ordinance No. 3896) in an amount as determined by the City Councii.
for each new dwellin9 unit prior to the tssuance of a bullding permit.

5. That the subJect property sha11 be developed substantially in
accordance wlth plans and specificattons on file wtth the City of Anaheim marRed
Revision No. 1 of Exhibit No. 1; provided, however, that a forty-eight (48) inch high
concrete block wall shall be constructed between the parking area and the laindscaped
setback along Sycamore Street.
6. Prior to [he Introd~ccion of an ordinance rezoning subJect prope~ty,
Condition No. 1~ above-mentioned, shall be completed. The provisions or rights
granCed by this resolution shall becorne null and voiG by action of the Planning
Commission unless said conditlons are camplied with within one year from the date
hereof, or such further time as the Planning Commission may grant.
7. That Condition No. 2, above-mentioned, shall be complied with prTor to
final building and zoning lnspections.
BE IT FUR7HER RESOLVED that the Anaheim City Planning Cortmission does hereby
find and determine that adoption of this Resolution is expressly predicated upon
applicant's compliance with each and all of the conditions hereinabove set forth.
Should any such condition, or any part thereof, be deciared Invalid or unenforceable
by the final judgment of any court of competen[ jurisdiccio~. then this Resolutton,
and any approvals herein contained, shall be deemed null and void.
