California 92805. agent. of certain real property situated in the City of Anaheim.
County of Orange, State of California, described as:
That portion of the North half of the Northeast quarter of the
Northeast q~arter of Section 23, Township 4 South, Range 10 West,
in the Rancho 5an Juan CaJon De Santa Ana, City of Anaheim, County
of Orange, State of California, as shown as Parcel 9, as per map
filed In book 21, page 4 of Parcel Maps, in the office of the
county recorder of said county.
WHEREAS, [he City Plann'ng Commission did hold a pubiic hearfng at the City
Hall in the Ctty of Anaheim on Aprtl 9. 1~79. at 1:30 P.n., notice of said publlc
heartng having been duly glven as required by law and tn accordance with the
provisions of the Anaheim Municipal Code, Chapter Sfl.03, to hear and consider
evldence for and against said proposed conditional use and to investigate and make
findings and recommenda[ions in connection [herewith; and
WHEREAS, sald Commisslon, afLer due inspection, investiqation an~ study made
by i[self and in its behalf, and after due consideration of all evidence and reports
offered at said hearing. does f(nd and determ(ne the following facts:
1. Thac the proposed use is properly one for which a conditional use
permit is authorized by Anaheim Municipal Code Section 18.61,050.070 tQ wit: to
retatn a van converslon facility.
2. That the proposed use is hereby granted for a period of one year, to
March j1, 19a0, after whlch date time extensions may be granted by the Planning
Commission if it is determined that the usc has not had a detrimentai effect on the
surrounding area and uses.
3. That the proposed use ts hereby granted subject to the petitioner's
s;ipulations that all work shall be conducted wholly inside the bu1ldP~g and that [he
typical hours of operation shall be from 8:00 o'clock a.m, to S:OQ o'clock p.m,
Monday [hrou9h Frtday and tl:00 o'clock a.m, to 3:00 o'clock p,m, on Saturday.
4, That the proposed use will not adversely affect the adJoining land uses
and the growth and development of the area in which tt ts proposed to be located,
5. That Che stze and shape of the site proposed for the use is adequate to
allow the fuli development of the proposed use Tn a manner not detrimental to the
partlcular area nor [o the peace, health~ safety. and general wetfare of the Citizens
of the Clty of Anaheim.

6. That the granting of the Conditlonal Use Permit under the conditions
imposed, if any, w(11 not be detrimen[al to the peace, health, safety and general
welfare of the Ci[izens of the Lity of Anahelm.
7. That no one indicated their presence at said public hearing in
opposition; and that no correspondence Has recelved in opposf[lon to the subJect
pe[ition.
ENVIRONMENTAL IMPACT FINDING: Tha[ the Anaheim City Pianning GommissTon has
revtewed the proposa to reta n a van conversion facility on a rectangularly-shaped
parcel of land consisttng of approximately 2.4 acres, having a frontage of
approximately 172 fcet on the south sfde of Ball Road, having a maxtmum dcpth of
approximately 608 feet, being located approximately 318 fe~t west of the centerline
of Sta[e College Boulevard; and does hereby approve the Ne9ative Declaration from
the requirement to prepare an environmental imoact report on the basis that there
would be no significan[ indiv(dual er cumula[ive adverse environmental impac[ due to
the approval of this Negative Declaration since the Anaheim General Plan designates
the subject property for general industrlal land uses commensurate with the proposal;
that no sensltive environmental Impacts are involved in thc proposal; that the
Initial Study submi[ted by [he pe[itioner indicates no significan[ indTvidual or
cumulatfve adverse environmental tmpac[s; and [hat the Ne9ative Declaration
substan[tat3ng thc foregoing flndings ts on file in the C1[y of P.nahelm Planning
Depart~nent.
NOW, TFiEREFORE~ BE IT RESOLVED th~[ [hc Anaheim City Planning Commission
does hereby grant subject Petition for Conditional Use Permit, upon the followin9
conditions whlch are hereby found to be a necessary prerequisi[e to the proposed use
of the subJect pro!,erty in order to preserve the safety and general welfare of the
Ci[izens of the Ctty of Anahcim:
1. That the proposed van conversion facility shall comply with all signing
requlrenents cf :fic ML (lndustrlal, Lir+ited) Zonc.
2. That subject prop~rty shall be developed substan[ially in accordance
with plans and specifications on ftle with the City ~f Anahelm marked Exhibit Nos. 1
and 2.
3. That all work shall be conducted wholly inside the building.
4. That the use is granted for a period of one (1) year to March 31, 1980,
at which tine extensfons may be granted by [he Planning Commisslon if it is
determi~ed that th~e use has noc had a detrimental effect on the nearby uses and
surrounding area.
BE IT FURTHER RESOLVED tha[ the Anahelm City Planning Commission does hereby
flnd and determine that adoption of this Resolutton is expressly pred)cated upon
applicant's compllance with each and all of the conditfons hereinabove set forth.
Shouid any such condition~ or any part thereof, be declared invaltd or unenforceable
by the final Judgment of any court of competent Jurisdiction, then thfs Resolution.
and any approvals hereln contalned~ shall be deemed null and void.
