UHEREAS~ che City Plannin9 Commission did schedule a publlc heartng at the
City Hall in the City of Anaheim on March 26, 1979, at 1:3~ p,m., notice of said
public hearing having been duly gtven as required by lar~ and tn accordance with the
provisions of the Anaheim Municipal Code, Chapter 18.03~ to hear and constder
evidence for and againsi said proposed condittonal use and to investigate and make
findings and recommendations in connection Lherewith; said public hearing having been
continued to the Plann(ng Lommtssion meeting of April 23, 1a7~; and
NHEREAS, satd Ca+misslon, after due inspec[ton, investigatton and study made
by itself and tn its behalf~ and after due consideratfon of ail evidence and reports
offered at said heartng, does find and determine the followinq facts:

2. That the proposed use is granted on the basis [hat the peeitloner
stipulated that the foilorring uses would be prohibited: a} medical and dental
offices. b) prescription pharmactes, c) banks or savin_qs and loan offtes. d) trust
conpanles. e)security or commodity exchanges, and f) any retail stores; and [ha[
prospective tcnants and buyers of the properties will bt informed of chese prohibited
uses,
3. That the requesied walver is hereby granCed on the basis that the
proposed parkiny Is adequate for the useable net floor area of the proposed buildings
(excluding non-leasable in[erior space such as corridors. stalrwells~ restrooms, and
mechanical areas); tha[ the petttioner stipulated that no interior modtfications Nill
be made to the submitted floor pians without prior approval by the Ptanni~g
Commission.
4. That the proposed use wtll not adversely affect the adJolnin~ land uses
and the growth and development of the area in which It is proposed to be locaced.

5. That the size and shape of the si[e proposed for the use is adequa[e to
allow the full development of the proposed usc in a mann~r not detrimental to the
particular area nor to the peace, health, safety, and ge~eral welfare of the CI[lzens
of the City of Anahefm.

opposition; and that no correspondence was received in oppos(tion to the subject
petitlon.
ENVIaONNENTAL IMPALT FINDING: That [he Anaheim City Plann(ng Commission has
reviewed the proposa to perm t three commercial office butldinas with a waiver of
minimum number of par4.ing spaces on Parcel A, a rectangularly-shaped parcel of land
consisting of approximately 1.07 acres having a frontage of approximately 240 feet on
the north side of Orangewood Avenue, having a maxtmum depth of approximatcly 218
feet, and being located approximately 632 feet west of the centerline of State
College Boulevard; and Parcel D, an irre9ularly-shaped parcel of land consisting of
approximately 1.6 acres located on the nor[heast corner of Oranger+ood Avenue and
Santa Cruz Street, having approximate frontages of 372 feet on [he north side of
Orangerrood Avenue and 141 fcet on the east side of Santa Cruz Strcet; and dces hereby
approve the Negative Declaration from the requirement to D~ep~r~ an environmental
impact report on che basts tfiai thcrc wouid be no stqnificant indiv(dual or
cumulative adverse environmental impac[ due to the approval of this Negative
Declaration since the Anaheim General Plan designates the suoject property for
general tndustrial land uses commensurate with the proposal; chat no sensttive
environmentai tmpacts are involved in the ~roposai; that the Initial Study submitted
by the petitioner indicates no significant Individual or cumulative adverse
environmental impacts; and that [he Ne9ative Declara[ion substantia[ing the foregoing
findings is on file in the Ctty of Anaheim Planning Department.
NOw, TNEREFORE, BE IT RESOLVED that the Anahelm City Planning Lommission
does hcrc~y grant suSject PetiLton `ar Condittonal Us~ Pcrrtt, upon Lfie following
conditions which are hereby found to be a necessary prerequisite to [he proposed use
of the subjec[ property in order to preserve the safety and 9eneral welfare of the
Citizens of the City of Anaheim:
1, That the owner(s) of subJect property shail pay the trafftc signal
assessment fee (Ordinance No. 38?6) in an amount as determined by the City Council~
for commercial buildings prior to the issuance of a buildina permit.
2. That trash storage areas shall be provided in accordance with approved
plans on ftle with the Office of the Director of Publtc Works.
3. Tha[ subJect property shall be developed substantially in accordance
with plans and speciffca[tons on file Nith the City of Anaheim marked Exhibit nos. 1
through 10.
4, That the propased offices shall comply w(th all sig~tng requirements of
tho ML zoning.

5. That no modifications to increase the leasable floor areas (15~144
squarc feet for Building "A" and 13~584 square feet for Bulldtng B} shall be made to
the interlor of the proposed office buildtngs Nithout prior approval of the Planning
Commission.
6. That Condition Nos. 2 a~d 3~ above-mentioned, shal) be complied with
prior to final buildtng and zoning inspcctions.
BE IT FUR7HER RESOLVED that the Anaheim City Planning Commission does hereby
find and determine that adoption of t~is Resolution is cxpressly predicated upon
applicant's canpllance Nlth each and all of the conditions herelnabove set forth.
Should any such conditlon, or any part thereof, be declared Inval(d or unenforceable
by the fina) )udgment of any court of competent Jurisdiction, then this Resolution.
