A RESOLUTION OF THE ANAHEIH C~TY PLANNING COPINISSION
THAT PETITION fOR CONDITIONAL USE PERMIT N0. 1948 BE GRANTED
WHEREAS, the Anaheim City Planning Commisslon did receive a verified
Petition for Conditional Use Permit from R08ERT N. TEPPER, P. 0. Box 219, Northrtdge,
California, 91324, owner, and KHEtIG LIH ONG, 104Q Burlwood Drive, Anaheim, Lalifornia
92807, agent, of certain real property situated tn :he City of Anahetm, County of
Orange, State of Lalifornia, described as:

WHEREAS, the Lity Pianning Commisston did hold a public hearin9 at the City
Hall (n the Clty of Anaheim on Aprii 23~ 1979, at 1:30 p.m., notice of said public
hearing having been duly given as required by law and in accordance with the
provisiu~s of the Anahelm Municipal Code, Chapter 18,03, to hear and consider
evidence for and against said prop~sed condttional use and ~o investigate and make
findings and rec~rcnendations in connectlon therewith; and

by itself and in tes behalf, and after due consideration of all evidence and reports
offered at said hearing. does find and determine the following facts:

permit is authorized by Anaheim Munlc(pal Code Section 18.45•05~.050 to wit: to
permit a veterinary hospitel for small animals.
2, That the proposed use is hereby 9ranted subject to the petitioner's
stipulation tha[ the facilltY shall be used for general veterinary services only with
no general boarding of anief~s except those animals kept overnight for observation of
those recovering from sur9
3, That the proPosed use wfii no[ adversely affect the adjoining land uses
and the 9rowth and develoPmeni of the area fn which it Is proposed to be located.

ENVIRONMENTAL IMPALT FINDING: That the Anahetm City Planning Lorrniission has
reviewed the proposal to Permit a small animal hospital on a rectanguiarly-shaped
parcel of land consisti~9 of approximately 0.95 acre, having a fronta9e of
approximately 220 feet on the east side of Lanon Street, having a maximum depth of
approximately 143 feet, being lacated approxfmaiely 455 feet south of the centerline
of Orangethorpe Avenue; and does hereby approve the Negative Declaration from the
requirement to prepare an anvlronmental imoact report o~ the basis that there would

through 3.
3. That Condltion Nos. 1 and 2, above-mentioned, shall be complied with
prior to final building and zoning Tnspections.
BE IT FURTHER RESOLVED that the Anaheim City Planning Ccmnission does hereby
find and determine that adoption of this Resolution is expressly predicated upon
applicant's compllance ~oith each and all of the conditlons hereinabove set forth.
Should any such condition, or any part thereof, be declared invalid or unenforceable
by the final judgment of any court of competent Jurisdiction, then this Resolution~
and any approvals herein contained~ shall be deemed null and void.
