ENVIROtJMF~J7AL Ih1PACT FIMDIPIG: That the Anaheim Cit}~ Planning Commission has
reviewed the proposal to permit o fice uses in a residential structure in the CG
(Commercial, General) 7_one on a rectar~gularly-shaped parcel of land consisting of
approximately 0.17 acre located at tlie northeast corner of Ltncoln Avenue and
Illinois Street, havin9 a frontage of approximately 54 feet on the north side of
Lincoln Avenue and a frontage of 11;~ feet on the east side of I;linois Street; and
does herehy approve the Negative Declaration from the requirement to prepare an
environmental impact report on the basis that there would be no significant
individ:ial or cumulative adverse enviranmentai imoact duP to the approval of this
Negative Declaration since the Anaheim General P)an desi~nates the subject property
for general commercial land uses cnmmen,urate with the proposal; that no sensltive
environmental impacts are involved in the proposal; that the Initial Study submttted
by the petitioner indicates no si9nificant indivtdual or cumulative adverse
environmental impacts; and that the Plegative Declaratinn suhstantiati~o the foregoing
findings is on file in tti? City of Anaheim Planntng Department.
tJ041, THEREFORE, BE IT ZESOLVE~ that the Anaheim f,ity Planning Commission
does hereby grant subject Petition for Conditionai Use Permit, upon the fotlowing
conditiorts which are hereby found to 5e a necessary prerequisite to the proposed use
of the subject property in order to preserve the safety and general ~~elfare of the
Cltizens of the City o` Anaiieirs:
i. That the o~•rner(sj of suhject property shall de~~d to rhe City of ~lnaheim
a strip of land 5Q feet tn o-~idth from the centerlinE~ of the street along Lincoin
Avenue for street a~idening purposes.
2. That the existing structure shall be hrou~ht up to the minimum
standards of the City of Anahelm, including the tlniform Buiiding, Plumbing,
Electrical, Plechanical and Fire Codes as adopte~l hy the City of AnaheiM,
3. That the o~~m ~r(s) of subject property shall pay the traffic signal
assessment fee (Ordtnance No. 33g6) in an amount as cietermined hy the 'City Council,
for commercial buildings prior to the issuance of a I,uilding p~rmit.
!t, That subject property shall he dAveloped suhstantTally in accordance
with plans and specifications on file a~ith the City of Ana'ieim marlced i:xhibit Nos. 1
and 2.

Should any condition or any part thereof, be declared invalicl or unenforceable by the
final judgment of any court of competei~t jurisdiction, then this Resolution, and any
