WNEREAS, the Anaheim City Planning Commission did receive a verified
Petition for Variance from JOIiPI PETE GOtJ05 AtJD KATHLEEN B. GONOS, 928 P~orth West
Street, Anaheim, California ~2fi0~, owners of certain real property situated in
the City of Analieim, County of Oranye, Statc of California, descri5ed ac:
The West 225 feet of the following: (measured from the center line
of West St) That portion of Loc 39 of Anaheim Extension, in the
City of Anaheim, as shown on a nap thereof made by William Hamel
and fiied for record in the County Recorder's Office of Los
Angeles County, California as folla•~s: Beginning at a point in

WNEREAS, the City Planning Commission did hold a public hearing at the Civic
Center in the City of Anaheim on September t3, 1~30, at 1:30 p.m., notice of said
pubiic hearing having been duly given as required by law and in accordance with the
provisions of the Anaheim Municipal Code. Chaater 1R.(1~, to hear and co~sider
evidence for and against said proposed variance and to investigate and make findings
and recommendations in connection thercw~ith; and
WHEREAS, said Commission, after due inspection, investigation and study made
by itself and in its behalr", and after due consideratior. of all evidence and reports
offered at said hearing~ docs find and determine the following facts:
1. That the petitioner proposes waivers of the following to establish a 2-
lot subdivision:

That the Analicim City Planning Cormission has reviewed the proposal to
establish a~-lot subdivision wi[h waivers oF minimun iot arca and minimum iot width
and `rontage on a rectangularly-shaped parcel of land consisting of appro~cimately 0.5
acre, haviny a frontage oF approxinately 110 fee[ on the east side of West Street,
having a maximum depth of approximately i90 feet and being located approximately 410
feet south of the centerline of Autumn Drive; and does hereby approve the Plegative
Declaration from the requirement to prepare an environmental impact report on the
basis that there would be no significant individual or cumulative adverse
environmental impact due [o the approval of this ~Jegative Declaration since the
Anaheim General Plan designates the subject property for low-density reside~tial land
uses cammensurate with the ~ronosal; rhat no s~ncitfv~ ~nvironmental 3mpacis are
involved in the proposal; that the Initial Study submitted by the petitioner
indicates no significant inclividual or cumulative adverse environmental impacts; and
that the Negative Declaration substantiating the foregoing findings is on file in the
City of Anaheim Planning Department.
NOtJ, TlIEREFORE, BE IT RESOLUcU that the Anaheim City Planning Commission
does hereby grant subject Petition for Variance, upon the following condi[ions which
are hereby found [o be a necessary prerequisite to the proposed use of the subject
property in order to preserve the safety and general o-~elfare of the CiCizens of the
City of Anaheim:
1. That side~•~a1F:s shall be installed along West Street as required by the
City E~gineer and in accordance with standard plans and specifications on file in the
Office of the City Engineer.
2. In the event tfiat subject property is to be divided for the purpose of
sale, lease, or financin~, a parcel n~ap, to record [he approved division of subject
properT.y shall be submitted to and approvcd by the City of Anaheim and then be
recorded in the office of the 0 range County Recorder.

3. That subject property shall be developed substantially in accordance
with plans and specifications on file with the City of Anaheim marked Exhibit tdos. 1
and 2.
4. That Condition Plos.l,2 and 3, above-mentioned, shall be complied with
prior to final buildiny and zoning inspectio~s.
BE IT FURTtiER RESOLVED tha[ the Anaheim City ?lanning Commission does hereby
find and determine that adoption of this Resolution is expressly predicated upon
applicant's compliance witli each and all of the condltions hereinabove set forth.
Should any such condition, or any part thereof, be declared invalid or unenforceable
by the final judgment of any court of competent jurisdiction, then this Resolution,
and any approvals herein contained, shall be deened null and void.
