The Easterly 325 feet of the Sourherly 275 feet of the Northeast
one-quarter of Section 23, Township 4 South, Range 10 West, tn the
Rancho San Juan Cajon de Santa Ana~ in the City of Anaheim, as
shown on a Map recorded in Book 51, Page l0 of Miscellaneous Maps,
records of Orange County, Californta.
WHEREAS, the City Planning Commission did hold a public hearing at the Civic
Center in the City of Anahelm on November 17, 1980~ at 1:30 p,m., nottce of said
public hearing having been duly given as requtred by law and in accordance with the
provisions of the Anaheim Municipal Code, Chapter 1`3.03, to hear and cons(der
evidence for and against said proposed conditional use permlt and to tnvestigate and
make findings and recommendations in connection therewith; and
WHEREAS, said Commission~ after due insper.tion, investigation and study made
by itself and irt its behalf, and after due consideration of all evidence and reports
offered at said heartng, does find and determine the folloaiing facts:

3. That there shall be no medical or dental uses, as stipulated to by the
petitioner,
4, That the proposed use, as granted~ v~ill not adversely affect the
adJoining land uses and the growth and development of the area in which it is
proposed to be located.
5. That the size and shape of the site proposed for the use, as granted,
is adequate to allow the full development of the proposed use in a manner not
detrimental to the particular area nor to the peace, health, safety~ and general
welTare of the Citizens of the City of Anaheim.
6. That the granting of the Conditional Use Permit under the conditions
imposed, if any, will not be detrimental ta the peace, haalth, safety and general
welfare of the Citizens of the City of Anaheim.
7. That the traffic generated by the proposed use, as granted, will not
impose an undue burden upon the streets and highways designed and improved to carry
the traffic in the area.
8. That no one indicated their presence at said oublic hearing in
oppositton; and that no correspondence ~aas received in opposition to the subject
petitFon.
ENVIRONMENTAL IMPACT FINDING: That the Anaheim City Planning Commisston has
reviewed the proposal to permit a professional office building in the ML (industrial,
Limited) Zone on a rectangularly-shaped parcel of iand consisting of approximately
1.4 acres located at the northwest corner of Cerritos Avenue and State Coliege
Boulevard and having approximate frontages of 272 feet on the north side of Cerritos
Avenue and 230 feet on the west side of State Cotlege Boulevard; and does hereby
approve the Negative Declaration from the requirement to prepare an envtronmental
lmpact report on the basis that there ~~rould be no siclnificant individual or
cumulative adverse environmental impact due to the approval of this Negative
Declaration since the Anaheim General Plan designates the subject property for
general industrtal land uses commensurate with the pr~posal; that no sensittve
environmental impacts are involved in the proposal; thst the Initial Study submitted
by the petitioner indicates no significant individual or cum~lative adverse
environmental impacts; and that the Negative Declaration substanttating the foregoing
findings is on file in the City of Anahefm Planning Department.
NOW, THEREFORE, ~E IT RESOLVED that the Anaheim City Planning Commission
does hereby grant subject Petltion fur Conditional Use Permit, upon the following

~• That sidewalks sha11 be insta)led along State College Boulevard and
Cerritos Avenue as required by tlie City Engineer and in accordance with standard
plans and specifications on fi)e in the Office of the City Engineer.
2• That street lighting facilities alon9 State College Boulevard and
Cerritos Avenue shall be installed as required by the Office of Utilties General
Manager~ and in accordance with specifications ~n file in the Offfce of the Utilittes
General Manager and/or that a bond, certificate of deposit~ letter of credit or cash,
in an amount and form satisfactory to the City of Anaheim shall be posted with the
City to guarantee the installation of the above-mentioned requrements prior to
occupancy,
3. That trash storage areas shall be provided in accordance with approved
plans on file with the Office of the Executive Director of Public Works.
4• That fire hydrants shall be installed and charged as required and
determin~d to be necessary by the Chtef of the Ftre Department prtor to commencement
of structural framtng.
5. That subject property shall be served by underground utilitles.
~• That drainage of subject property shall be disposed on in a manner
satisfactory to the City Engineer,
7. That the owner(s) of subject property shall pay the traffic signal
assessment fee (Ordinance No. 3896)~ in an amount as determined by the City Counctl,
for commercial buildtngs prior to the issuance of a buildtng permtt.
s• That subject property shall be deveioped substantially tn accordance
with plans and s~ecifications on file with the City of Anaheim marked Exhibit Nos. 1
through 4.
9. That C~ndttion Ptos. 1, 2, 3, 5, 6 and 8, ahove-mentioned, shall be
complied wlth prior to final building and zoning inspections.
10. That the proposed office uses shall be lfmited to those sttpulated to
by the petittoner and shall exclude medical and dental offices.
BE IT FURTHER RESOLVED that the Anaheim City Planning Commisston does hereby
ftnd and determine that the adoptlon of this Resolution is expressly predicated upon
applicant's compliance with each and al) of the conditions herefnabove set for*~,
Should any condition or any part thereof, be declar~d invaiid or unenforceable by the
final judgment of any court of competent jurlsdiction, then thts Resolution, and any
approva)s herein contalned, sha11 be deemed null and void.
