1, That the proposed use is properly one for vrhich a conditional use
permit is authorized by Anahelm Municipal Code Section ~$,p3,p30,010 to wit: to
permit a travel and ticket sales agency in the 11L (Industrial, Limited) Zone,
2. That the proposed temporary office trailer is hereby granted for a
period of six (6) n~onths~ to expire June 3Q, 1981•
3, That ~he proposed hours of operation of that office trailer shall be
Monday tf,-,,~9h Saturday, 8 a,m, to 5 p.m.
4. That at the end of the u-month period the temporary activity may be
transitioned to a permanent use in the exlsting service station building tf approved
by the Planning Commission and if said buitdin9 is suitably remodelled.
5, That the proposed use will not adversely affect the adjoining land uses
and the growth and developmen; of the area in which it is proposed to be locaied.
6. That the size and shape of the site proposed for the use is adequate to
allow the full development of the proposed use in a manner not detrimental to the
particular area nor to the peace, health, safety~ and generai welfare of the Citizens
of the City of Anahelm.
7, That the g~anting of the Conditional Use Permit under the conditions
imposed, if any, will not be detrimental to the peace, health, safety and general
welfare of the Citizens of the City of Anaheim.
$. That the traff(c generated by the proposed use will nut impose an undue
burden upo~ the streets and highways designed and improved to carry the traffic in
the area.
9. That no one indicated theFr presence at said pubtic i~earing in
opposttion; and that no correspondence was received in opposition to the subject
petition.
ENVIRONMEPJTAL IMPACT FINDING: That the Anaheim City Planning Commission has
reviewed the propasa to permit a trave) and ticket sales agency in the ML
(Industrial, Limited) Zone on an irregularly-shaped parcel of land consisting of
approximately 0.4 acre located at the southeast corner of Orangewood Avenue and State
Cotlege Boulevard, having a frontage of approximately 1~0 feet on the south side of
Orangewood Avenue and a frontage of 180 feet on the east side of State Coliege
Boulevard; and does hereby approvn the ~~egattve Declaration from the requirement to
prepare an environmental (mpact report on the basis that there would be no
signiTicant (ndividual or cumulatTve adverse environmental impact due to the approva)
of this Negatlve Declaration since the Anaheim General Plan designates the subject
property for general industrial land uses commensurate with *.he proposal; that no
sensttlve environmental impacts are involved in the proposal; that the initial Study
submitted by the petitioner indicates no significant tndividual or cumulative
adverse environmental impacts; and that the Negative Declaration substantiating the
foregoing findings ts on file in the City of Anaheim Planning Department.
NOW, TNEREFORE, BE IT RESOLVED that the Anahaim City Planntng Commission
does hereby grant su6ject Petition for Condittonal llse Permit, upon the following
condiCions tyhich are hereby found to be a necessary nrerequislte o th propo ed se
of the subJ~ct property in order to preserve the safety and genera~ wel~are o~ t~ie
Citizens of the City of Anaheim:

1, That the existing underground gasoline and aiaste oil storage tanks
shall be removed as required 'oy the Fire Marshall,
2, That subJect property shall be developed substantiaily in accordance
with p)ans and specifications on file with the City of Anaheim marked Exhibtt Nos. 1
a~d 2 for use oF the temnorary office trailer,
3. That Condition Nos. 1 and 2~ above-mentioned, shall be complied with
Prior to final building and zoning inspections or o~ithin a pertod of ninety (90) days
Whichever occurs first.
4. That the temporary use is hereby granted for a period of six (6)
months, to expire on June 3p~ f~g~,
5, That upon written request by the petitioner, the permanent use of
SUb3ect property may be approved by the Planning Commission if it Is determined that
the travel and tlcket sales acttvittes have had no adverse impact on the nearby uses.
Furthermore, said permanent use shall be developed in accordance with Exhibit Nos. 1
a~d 2~ on file a~ith the City of Anaheim unless otherwise approved by the Planning
~ormnission.
BE IT FURTHER RESOLVED that the pnaheim City Planning Commission does hereby
find and determine that adoption of this Resolution is expressly predicated upon
aPPlicant's compliance with each and all of the conditions hereinabove set forth.
Should any such condition, or a~y part thereof, be declared invalfd or unenforceable
bY the final judgment of any court of coTpetent jurisdiction, then this Resolution,
and any approvals herein cuntained, shall be deemed null and void.
