NHEREAS~ the Anaheim City Planning Commission did receive a verified

Street, Tu,ttn, Calffornia 92680, agent, of certain real property situated in the
Clty of Anaheim, County of Orange, State of California, described as:

WNEREAS~ the City Planning Commission did hold a public hearing at the Civic
Center in the Lity of Anaheim on Decc.nber 15, 1980, at 1:30 p,m., notice of satd
pubitc hearing havfng ~een duly given as required by law and in accordarce with the
provisfons of the Anahein Municipal Code~ Chapter 1$.03, to hear and consider
evidence for and agains; said proposed conditional use permit and to investigate and
make findings and recommendations in connection therewlth; and

offered at satd hearing, does ffnd and deternine the following facts:
~. That the oropo~ed use !s property cr~E for wi~ich a conditTonal use
permit Fs authorized by Anaheim Municipal Code Section 15.03,030.010 to wit: to
permit a church in the ML(SC) (industrial, Limited - ScenTc Corridor Overiay) Zone.
= That the proposed use ts hereby granted for a period of three (3)
years, subject to review for possible extensions of ttme upon written request by the
petitioner.
3. That the proposed use, as granted, will not adversely affect the
adJoining land uses and the gra•~th and deveiopment of the area in whtch it is
proposed to be located.
4. That the size and shape of the site proposed for the use~ as aranted~
fs adequate to allow the full development of the p~oposed use in a manner not
detrlmental to the particular area nor to the peace~ health, safety. and gen~ral
welfare of the Cltizens of the City of Anaheim,
5. That the granting of the Conditional Use Permit under the conditions
imposed, will not be detrimental to the peace, health~ safety and general welfa~e of
the Cftizens of the City of Anaheim.

6. That the traffic generated by the proposed use~ as granted~ will not
impose an undue burden upon the streets and highways designed and improved to carry
the traffic tn the area.
7. That no one indicated their presence at said public hearing in
oppositlon; and that no correspondence was received in opposition to the subject
petitton,
ENVIRONMENTAL IMPACT FIP~DING: That the Anaheim City Planning Commission has
rev(ewed t e proposal to permit a church in the ML(SC) (Industriai~ Limited - Scenlc
Corrtdor Overiay) 2one on an irregularly-stiaped parcel of land consisting of
approximately 12.2 acres~ having a frontage of approximately 50~J feet on the north
side of La Palma Avenue~ having a maximum depth of approximately 1,325 feet and being
located approximately 2~02Q feet r~est of the centerline of Imperial Highway (54d1
East La Palma Avenue); and does hereby approve the Neqative Declaratfon from the
requirement to prepare an environmental inpact report on the basis that there would
be no significant individual or cumulative adverse environmental tmpact due to the
approval of this Negative Declaratton since the Anaheim General Plan designates the
subject property for general lndustrlal land uses commensurate with the proposal;
that no sensitive envtronmental impacts are involved in the proposal; that the
Initial Study submitted by the petitioner indicates no stgnificant ~rr'Tvidual or
cumulative adverse environmental impacts; and that tRe Negative Declaration
substantiating the foregotng findings is on file in the Ctty of Anaheim Planning
Department.
NOW, THEREFORE~ BE IT RESOLVED that the Anaheim Ctty Planning Commission
does hereby grant subject Petttion for Canditional Use Permit~ upon the followtng
conditions which are hereby found to be a necessary prerequisite to the proposed use
of the subject property in order to preserve the safety and general r~elfare of the
Cftizens of the City of Anaheim:
i. Tf~at the owner(s) of subject property shall pay the difference between
industrial and corronerctal traffic signal assessment fees (Ordinance No. 3896)~ tn an
amount as determined by the CFty Council. for the existing 16,500 square foot
industrial unit, prior to issuance of a building permit, or commencement of the
activity authorized under thts resolution, whichever occurs first.
2. That the existina industrial unit shall be brought up to the minimum
standards of the City of Anaheim~ including the Uniform Butlding, Plumbtng.
Electrical, Mechanical and Fire Codes as adopted by the City of AnaheT~.
3. That subJect property shall be developed substantially in accordance
with plans and specifications on file with the City of Anahelm marked Exhibtt Nos. 1
and 2,
!~. That Conditlon Nos. 2 and 3, above-mentloned, shall be :omplied with
prtor to final builatng and zoning inspections.
5. That the use is hereby grante~ for a period of threc (3~ years. subJect
to review for possible ~xtensions of time upon written request by the petitioner.
BE IT FURTNER RESOLVED that the Anahetm CtLy Plan~tng Comm'ssion does fiereby
find and determine that adoption of this Resolutton ts expressly predicated upon

applicant's compliance with each and all of the conditions hereinabove set forth.
Should any such condition, or any part thereof, be declared invalid or unenforceable
by the final Judgment of any court of competent jurisdiction, then this Resolution,
and any approvals herein contained, shall be deemed null and void.
