RESOLUTION NO. 7lR-B8
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM GRANTING VARIANCE NO. 2230, IN
PART.
WHEREAS, after a request for variance by Alice Adell
Brady and Barbara Jean Hidle, owners; J. W. Klug Development,
Incorporated, agent, was received, a public hearing before the
Planning Commission of the City of Anaheim was held upon due and
proper notice as a result of which Variance No. 2230 was denied in
whole covering the following described property:
All that certain land situated in the State of California,
County of Orange, City of Anaheim, described as follows:
Parcell:
The North 25 acres of the South 30 acres of the Southwest
quarter of the Northwest quarter of Section 7, Township
4 South, Range 9 West, S. B. B. & M.
Excepting therefrom an undivided 76/101 interest in and to
the pumping plant site and well, pumping plant and equip-
ment located thereon situated in that portion of the South-
west quarter of the Northwest quarter of Section 7, Town-
ship 4 South, Range 9 West, S. B. B. & M., described as
follows; Beginning at the Southwest corner of the Northwest
quarter of said Section 7 and running thence Northerly along
the Westerly line of said Section, 378.25 feet; thence
Easterly parallel with the Southerly line of the North 25
acres of the South 30 acres of the Southwest quarter of the
Northwest quarter of said Section 7, 190.32 feet to the
true point of beginning of the boundary of the pumping plant
site described herein; thence continuing Easterly along said
last described line 42 feet; thence Northerly, parallel with
the Westerly line of said Section 7, 16.40 feet; thence
Westerly, 9arallel with the Southerly line of the North 25
acres of the South 30 acres of the Southwest quarter of the
Northwest quarter of said Section 7, 42 feet; thence Southerly
parallel with the Westerly line of said Section 7, 16.40
feet to the true point of beginning.
Also Excepting therefrom the Easterly 520.00 feet and the
Easterly 641.80 feet of the Northerly 330.61 feet.
Parcel 2:
An undivided 76/101 interest in and to that portion of the
Southwest quarter of the Northwest quarter of Section 7, Town-
ship 4 South, Range 9 West, in the Rancho San Juan Cajon de
Santa Ana as per map thereof recorded in book 51, page 10,
Miscellaneous Maps, records of said Orange County, described
as follows:
Beginning at the Southwest corner of the Northwest quarter of
said Section 7 and running thence Northerly along the Westerly
line of said Section, 378.25 feet; thence Easterly parallel
with the Southerly line of the North 25 acres of the South
30 acres of the Southwest quarter of the Northwest quarter of
said Section 7, 190.32 feet to the true point of beginning;

thence continuing Easterly along said last described line,
42 feet; thence Northerly, parallel with the Westerly line
of said Section 7. 16.40 feet; thence Westerly parallel with
the Southerly line of the North 25 acres of the South 30
acres of the Southwest quarter of the Northwest quarter of
said Section 7, 42 feet; thence Southerly parallel with the
Westerly line of said Section 7, 16.40 feet to the true
point of beginning.
t~EREAS, thereafter, within the time prescribed by law
an interested party or the City Council on its own motion caused
the review of said Planning Commission action at a public hearing
noticed and held as prescribed by law and as a result thereof the
City Council does hereby make the following findings:
1. That there are special circumstances applicable to
the property, including size, shape, topography,
location or surroundings, which do not apply to
other property under identical zoning classifica-
tion in the vicinity.
2. That, because of special circumstances shown in
(1) above, strict application of the zoning code
deprives the property of privileges enjoyed by
other property under identical zoning classifica-
tion in the vicinity.
NO~i, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that a conditional zoning variance be, and the
same is hereby granted, in part, permitting the establishment of
a proposed tract of homes on the property hereinbefore described
with waiver of the following section of the Anaheim Municipal Code:

Minimum required front setback
(25 feet required; 20 feet
proposed on R-I lots).
That said variance be granted, in part, subject to the following
conditions:
1. That this variance is qranted, subject to the completion
of Reclassification No. 69-70-19.
2. That subject property shall be developed substantially
in accordance with plans and specifications on file with
the City of Anaheim marked E~1ibit Nos. 1, 2, 3, 4, 5, 6,
7, 8, 9, 10, 11, 12, 13, 14, 15 and 16, provided, however,
that the floor areas shall comply with standards outlined
in the Ananeim Municipal Code.
BE IT FURTHER RESOLVED that the City Council hereby
reserves the right to revoke such variance permit for good cause
or failure of said owners, their heirs, successors or assigns to
comply with the Anaheim Municipal Code and regulations and the
conditions herein. Said variance is granted for the term prescribed
by the Anaheim Municipal Code unless othe~yise specified herein.
