WHEREAS, the City Planning Commission did schedule a public hearing at the
City 4a11 in the City of Anaheim on January 28, 1Q80, at 1:3~ p.m,~ notice of said
public hearing having been duly given as required by law and in accordance with the
provisions of the Anaheim Municipal Code, Chapter 13.03, to hear and consider
evidence for and against said proposed reclassification and to investigate and make
findings and recommendations in connection therewith; said puhlic hearing having been
continued to the Planning Commission meeting of February 11, 1980; and
WHEREAS~ said Commission after due inspectlon, investigation and study made
by ltself and in its behalf, and after due considerati~n of all evidence and reports
o,`fered at said hearing, does find and determine the following facts:
1. That the proposed use is properiy one for which a conditional use
permit is authorized by Anaheim Municipal Co~e Section 13.24.o5~,~F0 to wit: to
permit a 5t+-unit condominium subdivision in the RS-ti5-1~,000(SC) (Residential,
Single-Family~ Hillside - Scenic Corridor Overlay) Zone.
2. That the proposed use will not adversely affect the adjoining land uses
and the gro~rth and development of the area in which it is propos~d to be located.

3. That the size and shape o` the site proposed for the use is adequate to
allow the full developmenc of the proposed use in a manner not detrimental to the
particular area nor to the peace, health, safet~, and general welfare of ihe Citizens
of the City of Anaheim,
4. That the granting of the Conditional Use Permit under the condttlons
imposed, tf any, ti•~ill not be detrlmental to the peace, health, safety ano general
welfare of the Citizens of the City of Anaheim.
5. That the traffic generated by the proposed use ~•~iil not impose an undue
burden upon the streets and highY~ays designed and improved to carry the traffic in
the area.
6. That no one indicated their presence at said public hearing in
opposition; and that no correspondence 4ras received in opposition to the subject
petition.

tJOIJ, THEREFORE~ BE IT RESOLVED that the Anaheim City Planning Commission
does Fiereby grant suhject Petition for Conditional Use Permit, upon the following
conditions which are hereby found to be a necessary prereq!iisite to the proposed use
of the subject property in order to preserve the safety and general welfare of the
Cttizens of the City of Anaheim:
1. That this Conditional I1se Permit is granted subject to the comp~etion
of Revision No. 1 of Tract Map No. 10713.
2. Th~t subjec[ property shaii be developed suhstantially in accordance
with p)ans and specifications on file with the City of Anaheim marked Revision No. 1
of Exhlbit FJos. 1 tlirough 4.
BE IT FURTHER RESOLVED that the Anaheim City Planning Commission does hereby
find and determine that adoption of this Resolution is expressly predicated upon
applicant's compliance with e~ch and all of the conc~itions hereinabove set forth.
Should any such condition, or any part thereof, be declared invalid or unenforceable
by the final judgment of any court of competent jurisdiction, then this Resolution,
and any approvals herein contained, shall be deemed nu11 and void.
