reviewed the proposal to reclassify subject property from the RS-??0'? (RESIOEtITIAL,
SINGLE-FAPtILY) and CG (COFi"1ERCIFIL, GEhIERAL) 70tlES to the CO (C'?.'1"1ERC1~1L, OFFICE AtID
PROFESSIOP~AL) ZO~IE to construct an office builciing on an irregularly-shaped narcel of
land consisting of approximately 1.43 acres, having a frontage of approximately 230
feet on the west side of Ilarbor poulevard, having a maxinuro depth of approxinatcly
250 feet, and being located approximately 552 feet nortti of tlie centerline of Romneya
Drive; and does hereby approve tlie ~legative Declaration from the requirement to
prepare an environmental impact report on the basis that there v~ould be no
significant individual or cumulative adverse environmental impact due te the approval
of tnis Plegative Declaration since the Anaheim General Plan designates the suhject
property for general commercial land uses commensurate ~•~ith the proposal; that no
sensitive environmental impacts are involved in tlie proposal; that the Initial Study
submitted by the petitioner indicates no significant individual or cumulative

of the Orange County Recorder.lio.~ever, if such an arreement cannot b~ obtained, the

if it is satisfacto ry.
~*. That f(re hydrants shall be installed and charged as required and
determined to be necessary by the Chief of the Ffre Departmenr prior to commencement
of structural framing.
5. That subject property shall be served by underground utilities.
F. That unless other~•~ise approveJ in conrection ~•~ith a waiver, a 6-foot
liigh masonry ~,~all siiall oe constructed along the north property line, and also that
a 2-1/~ foot hlqh masonry ~~~all shall be constructed in the landscaped setback along
the ~~~est property line (Raleigh Street).
7. That drainage of sul~ject property shall be disposed of in a manner
satisfactory to the City Engineer.
B. That the oF•mer(s) of subject property shall pay the traffic signal
assessment fee (Ordinance ~o. 3~~`_'.~~) in an amount as determined by tfie City Council,
for conmercial huil~iings prior to the issuance of a building permit.
9. That subject structure shall be Fulty fire sprinklered as approved hy
the City of Anaheim Fire Department.
