WHEr~EAS, said Commission, after due inspection, investigation and study made
by itself and in its behalf, and after due consideration of all evidence and reports
offered at said ~earing, does find and determine the follo!•rir,q facts:
1. That the proposed use is properly one f~r which a conditional use
permit is authorized 6y Anaheim Municipal Code Section S8.1FS,o5o.~7n to wit: to
perr~it expansion of an e~:isting rniniature golf course.

imposed, if any, wi11 not be detrimental to the peace, health, safety and genera~

6. That no one indicated their presence at said public hearing in
op~osition; and that no correspondence ~~ias received in opposition to the subject
petition.

ENVIRON~1EtlTAL iMPACT Fi~lDING: That the Anahrim City Plann!ng Commission has
revievied th~ proposal to permit expansion of an existing miniature golf course on an
irregularly-shaped parcel of land consisting of appror.imately 2.~s acres located at
the northeast corner of F~cedman lJay and Harbor Boulevard (1(5! South Harbor
Boulevard); and does hereby approve the Uegative Declaration from thP requirement to
prepare an environmentai impact report on the basis that there would be no
significant individual or cumulativ~ adverse en~~ironmental inpact due to the app roval
of this hlegative Declaration since the Anaheim General Plan designates the subject
property for commercia~-recreation land uses commensurate o-~ith the ~roposal; that no
sensitive environmental impacts a re involved ir. the proposal; that the Initial Study
submiYted 'uy tfie petitioner indicates no siqnificant individual or cumulative
adverse environmentai impacts; and that the Plegative Declaration substantlating the
foregoing findings is on file in the City of Anaheim Planning Department.
PlObl, THEftEFORE, BE IT RESOLVED that the Anaheim City Planning Commission
does hereby grant subject Petition for Conditional Use Permit, upon t!~e follo4ring
conditions which are herehy found to be a necessary prerequisite to the proposed use
of the subject property in order to preserve the safety and general a~elfare of the
Citizens of the City of Anaheim:
1. That trash storage areas shall he provided in accordance with approved
~lans on file with the Office of the Execirtive Director of Public Works.
2. That subject property shall he served by underground utilities.
3. That drainage of suhject property shali be disposed of in a manner
satisfactory to the City Engineer.
4, That the otimer(s) of subject property sha11 pay the traffic signal
assessnent fee (Ordinance ~Jo. 3~~6) in an amount as determ?r.ed by the City Council,
for commercial buildinas prior to :he issuance of a building nermit.
5. That subject property shali be developed substantially in accordance

BE IT FURThfER RESOLVED that the /lnaheim City Planning Commtssion does hereby
find and determine that the adopti~n of this Resolution is er.pressly predicated upon
applicant's compliance t•~ith each and ali of the condttions hereinabove set forth.
Should any condition or a~y part thereof, be declared invalid or u~enforceable by the
final judgment of any court of competent jurisdiction, tl~en this Resolutic+n, and any
approvals herein contained~ shall be deemed null and void,
