of approximately 0.27 acre located at the north~~est~corner of'rLa, PalmandAvenuestand
~akeview Avenue; and does herehy approve the Negative Dec)aration from the
requirement to prepare an environmental impact report on the basis that there would
be no significant individua] or cumulative adverse environnental impact due to the
approval of thi; Negative Declaretion stnce the ~naheirn General Plan designates the
subject property for general industrial land uses commensurate with the proposal;
that no sensitivP environmental impacts are involved in the proposal; that the
~~itial Study submitted hy the petitioner inciicates no s;gnificant individual or

does hereby grant subject Petltion for Conditional Use Permit, upon the fol~oo-~iny
conditions ~vhich are hereby found to he a necessary prerequisite to the proposed use
of the subject property in order to preserve the safety and g~nPra1 ~•,eifare of tl~e
Citizens of the City of Anaheim:
1. That the otim er(s) of subj~ct property shall deed to the City of Anaheim
a strip of land 53 feet in ~~idth from the centerline of ~~;e street along Lakeview
end La Palma Avenues for street ~•~ideniny pur~oses.
2. rhat all engineerinn r•~quirements of the City of Anahe?m along Lakevleo-~
and La Palma /lvenues including preparatlon of improverent plans and inst~llatiun of
a~l improvements such as curhs and gutters, sidet~~a)ks, s;r•~et qrading and Gaving,
drainage facilities or other appurtenant worl;, shall be comnlied ~•~ith as required by
the City Engineer and in accordance ~•~ith specifications on file in the Offtce of the
