building site area per unit, maximum structural hAight, and Minimum landscaped
setbacl; on a rectan9ularly-shaped parcel of land consisting of anproximately O,y
acre, having frontaqes of apprnximately ~17 fe~[ on the ~.ar_st sidP ~f Dale Avenu~, and
being located approximately 6QJ feet south nf tiie cent~rli~e ~f Lincoln Avenue; and

NOiJ, THEREFORE, l~E IT RESOUlED that the Anaheim City Planning Commission
does hereby grant subject Petition for Recl~ssification and, !~y so doing, that Title
13-Zoning of the Anaheim Municipal Code be amended to exr.lude t`ie above-described
property from the RS-A-43,~UU (Resldential/Agricultural) Zonc an~i to inr_orporate said
described property into the R11-12~)J (Rr_sidential, flultinle-Family) Zon~ upon the
following conditions whicti are liereby found to be a n~cessary prPrequisite to the
proposed use of subject property in order to preserve the safety anci 9eneral ~or.lfare
of tlie Citizens of the City of Anaheim:
1. That the owner(s) of subject property shal) deed to the City of Anaheim a
strip of land 4;i feet in a~idth from the centerline nf thr SCr'~+~'t along 7~;e
~wenue for street ~•~idening purposes.
2. That all engineerir~g requirements of the City of Anaheim atong Dale Avenue
incluciing preparation of improvement plans anci installation of a11
improven~:nts such as curbs and gutters, sidet~ail;s, street grading and
pavement, sewer and drainage faciltties, or other appurtenant work, shall be
complied with as required by tlie City Enaineer ~nd in accorcl~nce with
specificatio~s on file in the Office of the City Engineer; that street
lighting facilities along Dale Avenue shall be installed as required by the
Office of the Utilities General Manager in accordanr.~ wit~~ specifications on
file in the Office of Utilities General lfanager, an~i security in the form of
a bond, certificate of deposit, letter of credit, or cash, in an amount and
form satisfactor~~ to the City of Anaheim~ shall br_ posted with the City to
guarantce the satisfactory completion of the above-mr_ntioned improvements.
Said security shall be posted ~vith the City prtor to issuance of building
permits. The above-required improvements sh~il be ins[alled prior to
occupincy.
3. Tliat tlie owner(s) of subject property shall pay to the Ctty of Anaheim a
fee, in an arrount as determined by the City Council, for tree planting
purposes along Uale Avr.nue.

issuance of a building permit.

access to subject property, this condition shall be waived at the ttme

13. That access to subject property shall be shared with the property to the
south in accordance with the recommendations of the City Traffic Engineer.
14. Prior to issuance of building permits. the aoplicant shall present evidence
satisfactory Yo the Chief Building Inspector that tf~e proposed project is in
cunformance with Coun.il Policy Wumber 5h2, Sound Attenuation in Rssidenttal
Projects.
