WIIEREAS, the City Planning Commission di~f hold a public hearing at the City
Hall in the City of Anaheim on June 2, 1932, at 1;j0 p,m., notice of said public
hearing having been duly given as required by 1ai•~ an~i in accordance w?th th~
provisions of the Anaheim ~~lunicipal Code, Chapter 13.03, to hear and consider
evidence for and against said prr.posed conclitional use permit and tn investigate and
make findings and recommendat+ons in c~nnection therewith; and
WIIEREAS, said Commission, after due inspection, inv,~stinition ~nd study made
by itself and in its behalf, and after due consideration of ali eviclence and reports
offered at said hearing, does find ancf determine the following facts:
1. That tl•~e proposed use is properly one for which a conditional use
permit is authorized by Anaheim tluricipal Code Section 1`3.41,~50.~15 to ~,~it to permit

2. That the proposed use shall be limited to one veterinari~n and one
technician, being on tiic premises at any one time, as stipulated to by the petitioner
at thepubl ic I~earing.
3. That the requested ~•~aiver is hereby grantecl on the basis that the
proposed use shall be limited to one veterinarian and one ter.hnician on the premises,
thereby reducing the number of parl:ing spaces required.
4. That the proposed use wiil not adversely affect the adJoining land uses
ancl the growth and development of tlie area in which it is pr~posed to be located.
5. That the size and shap~ of the site proposed f~>r the use is adec{uate to
allow the full development of the proposed use in a manner not detrimental to the
particular area nor to the peace, health, safety, and general welfiarr_ of the Citizens

from the requirement to prepare an environmental impact report on the basis that

due to the approval oF this Negative Declaration since the Anaheim General Plan
designates ttie subject property for cornmercial professional land uses commensurate
+aith the proposal; that no sensitive environmentai im~acts are involved in the
proposal; that the Initial Study submitted by the ~Jntltjp~P~ indicates no
significant indivtdual or cumulative adverse enviror,mental impacts; and that the
Negative Declaration substantiating the foregoing findinqs is on file in the City of
Anaheim Planning Department.
IJOU, THEREFORE, DE IT RFSOLVED that the Anaheim City Planning Commission
does hereby grant subject Petition for Conditional Use Permit, up~n the foilowing
conditions which are hereby found to be a necessary prerequisite to the proposed use
of the subject property in order to preservn the safety and general welfare of the
Citizens of the City of Analieim:
~. That trash storage areas shall be provided in accor~iance with approved plans
on file witli the Office of the Executive Director of Public Works.
2. That tfie vehicular access rights, except at ap~roverl access points to Stata
Col)ege f3oulevard shall be dedicated to the City of Anaheim.
3. That tlie otvner(s) of subject property shall pay to the City of Anaheim a
fee, in an amount as determined by the CiCy Councii, for street lighting
along State College Doulevard and Savoy Street.
4. Th,t the owner(s) of subject property shall pay the traffic signal
assessment fee (Ordinance Plo, 3396) in an amount as determined by the City
Council, for each commercial builciings prior to tlie issuance ef a building
pcrmit.
5. That tlie existin9 structure shall be brouglit up to the minimum standards of
the City of Anaheim, including the Uniform Duilding, Plumhing, Electrical,
~lechanical and Fire Co~.ies as adopted by the Citv of Anaheim.

Should any condition or any part thereof, be declared inva)i~ or unen`orceable by the
final judgment of any court of competent jurisdiction, then this Resolution, and any
approvals herein contained, shall be deemed null and void.
