WHEREAS, the City Planning Commission did hold a public hearing at the City
Hall in the City of Anaheim on June 14, 1982, at 1:3~ p.m.~ notice of satd public
hearing having been duly given as required by law and in accordance with the
provisions of the Anaheim Municipal Code, Chapter 13.03, to hear and consider
evidence for and ayainst said proposed conditional use permit and to investigate and
make findings and recommendations in connection therewith; and
WHEREAS, said Commission, after due inspection, investigation and study made
by itself and in its behalf, and after due consideration of all evidence and reports
offPred at said hearing, does find and determine the following facts:
1. That the proposed use is properly one for which a conditional use
permit is authorized by A~aheim tlunicipal Code Section 18.03.030.010 to wit to retain
a po rtable office trailer in the F11. (Industrial, Limited) Zone.
Z• That the proposed use is hereby granted for a period of one (1) year
from the date herein, to expire June 2~ 1983.
3. That the proposed use is hereby granted subject to the petitioner's
stipulatton at the p~~blic hearing that the existing access gate located on Red Gum
Street shail remain open during normal business hours.
~. That the proposed use will not adversely affect the adJoining land uses
and the growth and development of the area in which it is proposed to be located.
5. That the size and shape of the site proposed for the use is adequate ta
ailow the fuli development of the proposed use in a manner not detrtmental to the
particular area nor to the peace~ health, safety~ and general welfare of the Citizens
of the City of Anaheim.
~. That the granting of the Conditional Use Permit under the conditions
imposed, If any, ~aill not be detrtmental to the peace, healtli, safety and general
welfare of the Citizens of tlie City of Anaheim.

7. That the traffic generated by the proposed use tiaill not impose an undue
burden upon the streets and highways designed and improved to carry the traffic in
the area.
~. That no one indicated tfieir presence at said public hearing tn
oppasition; and that nc correspondence tioas received in opposition to the subject
petition.
cIdVIR01JF1EWTAL IPIPACT FINDING: The Planning Dir~ctor or his authorized
representative has determined that the proposed project falls within the definition
of Categorical Exemptions, Class 11, as deftned in the State EIR Guidelines and is~
the~efore, categorically exempt from the requirement to prepare an EIR.
NQW, TfIEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission
does nereby grant subject Petition for Conditiona) Use Permit, upon the foilowing
conditions which are hereby found to be a necessarv prerequisite to the proposed use
of thc subject prnperty in order to presPrve the safety and general welfare of the
Citizens of the City of Anaheim:
1. That sidewall<s shali be installed along Red Gum Street as required by the
City Engineer and in accordance with standard plans and specifications on
file in the Office of the City Engineer.
2. That street lighting facilities along Red Gum Street shall be installed
~vithin a period of one (1) year from the date herein, as required by the
Office of the Utilities General Manager in accordance with speciftcations on
file in the Office of Utilities General Manager, and/or that a bond
certificate of deposit, letter of credit or cash in an amount and form
satisfactory to the City of l'~naheim shall be posted with the City within a
period of 60 days from the da;e herein, to guarantee the installation of the
above mentioned requirement.
3. That the existing vehicular access gate shall be relocated 30 feet from Red
Gum Street, and shall remain open during business hours.
4. That the owner(s) of subject property shall pay the traffic signal
assessment fee (Ordinance No. 38g6), in an arnount as determinad by the City
Council, for outdoor industrial land uses ($500/acre).
5. That reasonable landscaping~ including irrigation facilities, shall be
provided, and matntained in the required setback area adJacent to Red Gum
Street.
G. That all employee parking areas shall b~ paved and striped in conformance
with Code requirements when construction of a permanent building takes place
or within a period of one (1) year, whichever occurs f;rst.
7. That Condition Nos. 1, 4 and 5, above-mentioned, shall be co~npleted within a
period of sixty ~60) days from the date lierein.
8. That the use is hereby granted for a period of one (1) year, to e;cpire on
June 14, 1983,
E3E IT FURTHER RESOLVED Lhat the Anaheim City Planning Commission does hereby
find and determine that adoption of this Resolution is expressly predicated upon

aPPlicant's compliance with each and all of the cor~ditions hereinabove set forth.
Shouid any sucli conditton, or any part thereof, be declared invalid or unenforceable
bY the final judgment of any court of competent jurisdiction, t(ien this Resolution,
and any approvals herein contained, shall be deemed null and void.
