A RESOLUTION OF THE ANAHEIM CITY PLANNING COMMISSION
THAT PETITION FOR RECLASSIFICATION NO. 82-$3-7 BE DENIED
WHEREAS, the Anaheim City Planning Commission did receive a verified
petition for Reclassification from KF12K-CHEK REALTY COMPANy, INC., 1240 South
State College Boulevard, #100, Anaheim, California 92806, owner, and THE
SOUTHLAND CORPORATION, ATTENTION: PAUL MULA, 1240 South State College
Boulevard, #100, Az;aheim, California 92806, agent, of certain real property
situated in the City of Anaheim, County of Orange, State of California,
described as follows:

WHEREAS, the City Planning Commission did hold a public hearing at the
Civic Center in the City of Anaheim on September 8, 1982 at 1:30 p.m., notice
oE said public hearing having been duly given as required by law and in
accordance with the provisions of the Anaheim Municipal Code, Chapter 18.03,
to hear and consider evidence for and against said proposed reclassification
and to investigate and make findinqs and recoaunendations in connection
therewith; and
WHEREAS, said Coaunission, after due inspection, investigation and
study made by itself and in its behalf, and after due consideration of all
evidence and reports offered at said hearing, does find and deteratine the
following facts:
1• That the petitionEr proposes reclassification of subject
property from the RS-7200 (Residential, Single-Family) Zone to the CL
(Commercial, Limited) Zone.
z• That the Anaheim Geheral Plan designates subject property for
medium density residential land uses.
3• That the proposed reclassification of subject property is not
necessary nor desirable for the orderZp and proper development of the
community; and would be considered "spot zoning". •
4. That the proposed reclassification of subject property does not
properly relate to the zones and their permitted uses locally established in
close proximity to subject property an@ to the zones and tl~eir peratitted uses
generally established throughout the community.
5. The~ one person indicated thei.r presence at said public hearing
in opposition; and that no correspondence was received in opposition to
S~7e~t petition.

ENVIRONMF,NTAL IMPACT FTNDING: That the Anaheim City Planning
Commission has reviewed the proposal to reclassify subject property from the
RS-7200 (Residential, Single-Family) Zone to the CL (ro~ercial, Limited) 2one
to permit a convenience market with gasoline sales with waiver of minimum
number of parking spaces on an irregularly-shaped parcel of land consisting of
approximately 0.37 acre located at the southwest corner of La Palma Avenue and
East Street, and further described as 775 North East Street (7-Eleven Store);
and does hereby approve the Negative Declaration from the requirement to
prepare an environmental impact report on the basis that there would be no
significant individual or cumulative adverse environmental impact due to the
approval of this Negative Declaration since the Anaheim General Plan
designates the subject property for medium density residential land uses
aommensurates with the proposal; that no sensitive environmental impacts are
involved in the proposal; that the Initial Study submitted by the petitioner
indicates no significant individual or cumulative adverse environmental
impacts; and that the Negative Declaration substantiating the foregoing
findings is on file in the City of Anaheim Planning Department.
NOW, THEREFORE, BE IT RESOLVED that the Anaheim City PZanning
Commission does hereby deny Petition for Reclassification on the basis of the
aforementioned findings.
THE FOREGOING RESOLUTION is signed and approved by me this 8th day of
