A RESOLUTION OF THE ANAHEIM CITY PLANNING COMhIISSION
THAT PETITION FOR RECLASSIFICATION NO. 82-83-12 BE GRANTED, IN PART
WHEREAS, the Anaheim City Planning Commission did request a verified
petition for Reclassification from RS-A-43,000 (ResidentiaZ/Agr~cultural) to
RS-A-43,000 (MHP)(Residential/Agricultural Mobilehome Park Overlay) Zoning of
certain real property situated in the City of Anaheim, County of Orange, State
of California, described as follows:

WHEREAS, the City Planning Commission did hold a public hearing at
the Civic Center in the City of Anaheim on November 29, 1982 at 1:30 p.m.,
notice of said public hearing having been duly given as required by law and in
accordance with the provisions of the Anaheim Municipal Code. Chapter 16.03,
to hear and consider evidence for and against said proposed reclassification
and to investiqate «nd make findinga and recommendations in connection
therewith; and
WHEREAS, said Commission, after due inspection, investigation and
study made by itself anZ in its behalf, and aFter due consideration of all
evidence and reports offered at said hearing, does find and determine the
following facts:
1. That the petitioner proposes reclassification of subject
properties from consisting of Orangewood Acres Mobilehome Park and Riviera
Anaheim Mobilehome Park from the "RS-A-43,000" Residential/Agricultural 2one
to the "RS-A-43,000 (MHP)" Residential/Agricultural-Mobilehome Park Overlay
Zone.
2. That the Lincoln Beach Mobile Manor Park located at 2925 West
Lincoln Avenue (having 340 feet of frontage on the north side of Lincoln
Avenue and located approximately 650 feet east of the centerline of Beach
Boulevard? was oriqinally included in this reclassification proposal; however,
Planninq Commission approved Reclassification No. 82-83-4 on November 29,
1982, reclassifying that property from RM-1200, CL and RS-A-43,000 to RM-1000
and thereby eliminated the need for that property to be included in subject
reclassification.
3. That the Anaheim General Plan designates subject properties for
Commercial Recreational land uses.
4. That the proposed reclassification of subject properties is
necessary and/or desirable for the orderly and proper development of the
community.
5. That the proposed reclassification of subject property does
properly relate to the zones and their permitted uses locally established in
close proximity to subject property and to the zones and their permitted uses
generally established throughout the community.
5. That approximately 60 interested persons indicated their
presence at said public hearing; and that no correspondence was received in
opposition to subject petition.
ENVIRONMENTAL IE4PACT FINDING: Thzt the Anaheim City Planning
Commission has rev~.ewed the proposal to reclassify subject properties
(Orangewood Acres Mobilehome Park and Riviera Anaheim Mobilehome Park) from
the RS-A-43,000 (Residential/Agricultural) Zone to the RS-A-43,000(MHP)
(Residential/Agricultural - Mobilehome Park Overlay) Zone on two parcels of
land consisting of (a) approximately 5.9 acres located north and ~vest of the
northwest corner of Orangewood Avenue and ManchestPr Avenue and further
described as 2111 South Manchester Avenue (orangewood Acres Mobileh~me Park;

and (b) approximately 19.8 acres having frontages of approximately 100 feet on
the south side of Katella Avenue and 340 feet on the west side of Haster
Street, and further described as 300 West Katella Avenue (Riviera Anaheim
Mobilehome Park); and does hereby approve the Negative Declaration from the
requirement to prepare an environmental impact report on the ba~is that there
would be no signifir.ant individual or cumulative adverse environmental impact
due to the approval of this Negative Declaration since the Anaheim General
Plan designates the subject property for commercial recreation land uses
commensurate with the proposal; that no sensitive environmental impacts are
involved in ttie proposal; that the Initial Study submitted by the petitioner
indicates no significant individual or cumulative adverse environmental
impacts; and that the Negative Declaration substantiating the foregoing
findings is on file in the City of Anahe.im Planning Department.
NOF7, THERRFORE, BE IT RESOLVED that the Anaheim City Planning
Commission does hereby grant subject Petition for Reclassification and, by so
doing, that Title 18-Zoning of the Anaheim Municipal Code be amended to
exclude the above-described property from RS-A-43,000 Residential/Agricultural
to tiie RS-A-43,000(MHp) Residential/Aqricultural - Mobilehome Park Overlay
Zone.
