hearina havinq been duly given as required hy l,~v an~l in accordance with the
provisions of the Anaheim Municipal Code, Chanter 1°.~~, to hear an~l consider
evi~ience for and aqatnst said propose~l reclassification an~i to investigate and make
findings and recommAndations in connPCtion therewith; and
'AHEP,EAS, said Commission, after due inspection, inv~stiqation an~ study made
by itself and in its behalf, and after due consideration of ail evidence and reports
offered at said hearing, does fin~1 and determine the follo~vin~ facts:

and/or desira5le for the orderly an~l proper d~v~l~omrnt of the conmunity.

4. That the proposed reclassification of subject property does properly
relate to the zones and their permitted uses locally established in close proximity
to subject property and to the zones and their permitted uses generally established
throughout the community.
5• That the proposed reclassification of subject property reyuires the
dedication and improvement of abutting streets in accordance with the Circulation
Element of the General Plan, due to the anticipated increase in traffic which will
be generated by the intensification of land use.
6. That no one indicated their presence at said public hearing in
opposition; and that no correspondence was received in opposition to the subject
petition.
ENVIRONMENTAL IMPACT FINDING: That the Anaheim City Planning Commission
has reviewe the proposal to reclassify subject property from the RS-7200 (Residential,
Single-Family) and RM-2400 (Residential, Multiple-Family) 'Lones to the CO (Commerciat,
Office and Professional) Zone on an irregularly-shaped parcel of land consisting of
approximatety 0.5 acre located at the northwest corner of Center Street and Cof'rman
Street; and does hereby approve the Negative Declaration from the requirement to
prepare an environmental impact report on the basis that there would be no significant
individual or cumulative adverse environmenta~ impact due to the approval of this
Negative Declaration since the Anaheim General Ptan designates the subject property
for commercial-professional and low-medium density residential land uses commensurate
with the proposal; that no sensitive environmental impacts are invotved ir, the
proposal; that the Initial Study submitted by the petitioner indicates no significanL
individual or cumulative adverse environmenta] impacts; and that the Negative
Declaration substantiating the foregoing findings is on file in the City of Anaheim
Planning Oepartment.
NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission
does hereby grant subject Petition for Reclassification and, by so doing, that Title
18-Zoning of the Anaheim Municipal Code be amended to exclude the above described
property from the RS-7200 (Residential, Single-Family) Zone and to incorporate said
described property into the RM-240Q (Residential, Muttiple-Family) Zone upon the
following conditions which are hereby found to be a necessary prerequisite to the
proposed use of subject property in order to preserve the safety and generaJ welfare
of the Citizens of the City of Anaheim:
1. That the owner(s) of 5ubject property shail deed to the City of
Anaheim a strip of land 25 feet in width from the centerline of the
street along Coffman Street, including 15-foot radius at Center
Street for street widening purposes.
That sidewalks shall be installed along Center Street and Coffman
Street as required by the City Engineer and in accordance with
standard plans and specifications on file in the Office of the
City Engineer.
3• That street lighting facilities along Coffman Street shall be installed
if required by the Office of Utilities General Manager, and in accordance
with specifications on file in the Office of Utilities General Manager;
and/or tF~at a bond, certificate of deposit, letter of credit, or cash,
in an amount and form satisfactory to the City of Anaheim shall be
posted with the City to guarantee the installation of the above-
mentioned requirements prior to occupancy.
