i•lIIEREAS, the City Planning Cormission did hold a public hearing at the City
liall in the City of Anaheim on F}arch 2?., t~B?., at 1:30 p.m., notice of said public
hearing having been duly given as required by law and in accordance with the
provisions of the llnaheim Plunicipal Code, Chapter 1R,c13, to hear and consider
evidence for and against said proposed conditional use permit and to investigate and
make findings and recommendations in connection therewith; and

IlIIERE/~S, said Commission, after due inspection, investi9ation ~nd study made
by itself and in its behalf, and after due consideration of all evidence and reports
offe red at said hearin9, does find and determine the folla~~ing facts:
1. That the proposed use is properly one for ~~~hich a conditional use
F>-mit is authorized by Anaheim Hunicipal Code Section 18.61.050.G03 to wit: To
permit a ban~; in the ~1L (Industrial,Limited) Zone.
2. That the proposed use v,ill rot adversely affect the adjoining land uses
and the growth and development of the are~ 'n ~•~liich it is proposed to be located.
3. That the size and shape of tlie site proposed r'or the use is adequate to
allow the full development of the proposed use in a manner not detrimental to the
particular area nor to the peace, healtli, safety, and general ~lelfare of the Citizens
of the City of Anaheim.
4. That tfie granting of the Conditional Use Permit under the conditions
imposed, if any, will not be detrimental to the peace, health, safety and general
welfare of the Citizens of the f.ity of ~naheim.
5. That the traffic generated by the proposed use will not impose an undue
burden upon the streets and highvrays designed and im~roved to carry the traffic in
the area.
G. That no one indicated their presence at said public hearing in
opposition; and that no correspondence was received in opposition to the subject
petition.
Et1VIR0tlfiE~1TAL IMPACT FIt1DIPJG: That ttie Anaheim City Planning Commission has
reviewed the proposal to pernit a bank in the P1L (Industrial, Limited) Zone on a
rectangularly-shaped parcel of land consisting of approximately 1.h acres located at
the southeast corner of La Palma /lvenue and Tustin AvPnue (3~'~~n East La Paima
Avenue); and does hereby approve the tlegative Declaration from the requirement to
prepare an environmental impact report on the basis that there would be no
significant individual or cumulative adverse environmental impact due to the approval
of this tlegative Declaration since the Anaheim General Plan designates the subject
property for aeneral industrial and uses commensurate with the proposal; that no
sensitive environmE:ntal impacts are involved in the proposal; that the Initial Study
submitted by the petitioner indicates no significant individual or cumulative
adverse environmental impacts; and that the tlegaYive Declaration substantiating the
foregoing findings is on file in the Ci*yo uf Anaheim Planning Department.
NO':l, TtIE-'.EFORE, OE !T R[SOLVED that the Anaheim City Planning Commission
Jces hereby grant subject Petition for Conditional Use Permit, upon the following
conditions which are here6y found to l,e a necessary prerequisite to the proposed use
of the subject property in arder to preserve the safety and general a~elfare of the
Citizens of the City of Flnaheim:

1. That sidc~•~alks shall be installed along Tustin Avenue and La Palma Avenue as
required by the City Engineer and in accordance with standard plans and
specifications on file in the Office of the City Engin2er.
2. That street lighting facilities along Tustin Avenue shall be installed as
required by the Office of Utilities General Haniger, and in accordance with
specifications on file in the Office of Utilities ~eneral Manager; and/or
that a bond, certificate of deposit, letter of credit, or cash, in an amount
and form satisfactory to the City of /lnaheim shall be ~osted with the City
to guarantee the installation of the ahove-mentioned re~iiirements prior to
occupancy.
3. That the rnmer(s) of subject property shall pay to the City of Anaheim a
fee, in an amount as determined hy the City Council, for street lighttng
along La Palma Avenue.
4. That the a•m er(s) of subject property shall submit a ietter requestina the
termination of Conditional lise Permit tlo. 2~75 to the Planning ~epartment.
5. That subject prooerty shall I,e developed substantially in accordance o~ith
plans and specifications on file ~•~ith the City of Anaheim marl:ed Exhibit
tlos. 1 through lr.
6. That Condition tlos. 2, 3, and 4, above-mentioned, shall be completed within
a period of sixty (G~) days fron the date herein.
7. Tfiat ~ondition ilos, 1 and 5, above-mentioned, shail he complied i•~ith prior
to final building and zoning inspections.
BE IT FURTfIER RESOLVED that the Anahcim City Pla~ning Commission does hereby
find and determine that adoptian of this Resolution is expressly predicated upon
appiicant~s comnliance with each and all of the conditions hereinabove set forth.
Should any such condition, or any part thereof, be declared invalid or unenforceable
by the final judgnent of any court of competent jurisdiction~ then this itesolution,
and any approvals herein contained, shall be deemed null and void.
