2. That the requested walver is hereby granted on the hasis that
customers' parking needs will vary due to the variety of businesses in the business
center and that aeak parking demands wi1), therefore, seldom occur; and on the basis
that most of the custemers will be from within said surrounding business center
consisting of commerclal and industrial uses.
3. That the proposed use will not adversely affect the adJoining land uses
and the growth and development of the area in which it is proposed to be located,
4. That the stze and shape of the site prc,posed for the use is adequate to
allo~y the fu11 development of the proposed use in a manner not detrimental to the
particular area nor to the peace, health. safety, and general ~oelfare of the Cittzens
of the City of Anaheim.
5. That the granttng of the Conditional Use Permit under the conditions

representative has determined that the proposed project falls roithln the definition
of Categorical Exemptions~ Class 1, as defined in the State EIR ~uidelines and is,
therefore~ categorica~ly exempt from the requirement to prepare an EIR.
~~~1+~, TIIEREFORE, DE IT RESOLVED that the 4naheim City Planning Commission
does hereby grant subject Petition for Conditional Use Permit, upon the following

Nos. 1 and 2,

the time that the building permit is issued, or withtn a period of one year

Should any condition or any part the-eof, be declared invalid or unenforceable by the
final judgment of any court of competent jurisdiction, then this Resolution~ and any
approvals herein contained, shali be cleemed null and void.
