A RESOLUTION OF THE P.NAHEIM CITY PLANNING COMMISSION
THAT PETITION rOR RECLASSIFICATION NO. 82-83-32 BE GRANTED
WHEREA5, the Anaheim City Planning Commissiun did receive a verified
petition for Reclessification from ANAHEIM REDEVELOPMENT AGENCY, 76 South
Claudina Street, ~300, Anaheim, California 92805, owner and CROWELL
CORPORATIUN, 150 South Los Robles, #400, Pasadena, California 91101, agent of
certain real property situated in the City of Anaheim, County of Orange, State
of California, described as follows:
ALL THAT REAL PROPERTY IN THE CITY OF ANAHEIM, COUNTY OF
ORANGE, STATE OF CALIFORNIA BEING P:;RCEL 1 OF PARCEL MAP NO.
81-252 AS SHOWN ON A MAP FILED IN BOOK 174, PAGES 41 AND 42
OF PARCEL MAPS~ RECORDS OP SAID COUNTY.
WHEREAS, the City Planning Commission did hold a public hearing at
the Civic Center in the City of Anaheim on June 1, 1983 at 1:30 p.m., notice
of said public hearing having been duly given as cequired by law and in
accordance with the provisicns of the Anaheim Municipal Code. Chapter 18.03,
to hear and consider evidence for and against said proposed reclassification
and to inve:~tigate and make findings and recommendations in connection
therewith; and
WHEREAS, said Commission, after due inspection, investigation and
study made by itself and in its behalf, and after due consideration of all
evidence and reports affered at said hearing, does find and determine the
following facts:
1. That the t~etitiener ~roposes reclassification of subject
property from the CG (COmmercial, General) Zone to the CL (Commercial,
Limited) Zone.
2. That the Anaheim General Plan designates subject property for
general commercial land uses.
3. That the proposed reclassification of subject property is
necessary and/or desirablc for the orderly and proper development of the
community.
4. That the proposed reclassification oP subjnct property does
properly relate to the zone~ and their permitted uses locally established in
close proximity to subject propert-y and to the zones and their permit~ed uses
generally established throughout the community.
5. That no one i^dicated their pcesence at said public hearing in
opposition; and that r.o correspondence was received in opposition to subject
petition.

ENVIRONMENTAL IMPACT FINDING: That the Anaheim City Planning
Commission has reviewed the proposal to reclassify subject property from the
CG (Commercial, ~eneral) Zon2 to t},e CL (Commercial, Limited) 2one on an
irregularly-shaped parcel of land consisting af approximately 1.3 acres
located at the southeast corner of Lincoln Avenue and Anaheim Boulevard, and
further described as 90 South Anaheim Boulevard; and does hereby approve the
Negative Declaration from the require:nent to prepare an environmental impact
report on the basis that there would be no significant individual or
cumulative adverse environmental impact due to the aoproval of this Negative
Declaration since the Anaheim General Plan designates Y.he subject property for
general commercial land uses commensurata with the proposal; that no sen~itive
environmental impacts are involved in the proposal; that the initial Study
submitted by the petitioner indicates no significant individua; or cumulative
adverse environmental impacts; and that the Negative Declaration
substantiating the foregoing findings is on file in the City of Anaheim
Planning Department.
NOW, THEREFORE, BE IT RESOL~'ED that the Anaheim City Planning
Commission does hereby grant subject Petition for Reclassification and, by so
doing, that Title 18-Zoninq of the Anaheim bfunicipal Code be amended to
exclude the above-described property from the CG (Commercial, Genetal) Zone
and to incorpurate said described property into the CL (Commercial, Limited)
Zone upon the following conditions which are hereby found to be a necessary
prerequisite to the proposed use of subject property in order to preserve the
safety and general welfare of the Citizens of the City of Anaheim:
1. That the vehicular access rights, except at approved access points,
to Anaheim Boulevard and Lincoln Avenue shall be dedicated to the
City of Anaheim.
2. That all buildings shall be fire spcinklered as required by the City
of Anaheim Fire Department.
3. That prior to the issuance of a building permit the proposed access
gate and driveway access plan shall be submitted to the City Traffic
Engineer for review and approval.
4. That trash storage areas shall b~ provided in accordance with
apptoved plans on file with the Street Maintenance and Sanitation
Division.
5. That the owner of subject property shall subm~t a letter requesting
termination of Conditional Use Permit No. 210 to ~he Planning
Department.
6. That subject property shall be developed substantially in accordance
with plans and specifications on file with the City of Anaheim marked
Exhibit Nos. 1 through 8.
7. That prior to the introduction of an ordinar.ce rezoning subject
property, Condition Nos. 1 and 5, above-mentioned, shall be
completed. The provisions or _i~hts yranted by this resolutioa shall
become null and void by action of the Planning Cemmission ~~.less said
conditions are cor~plied with within one year from the date of this
resolution, or such further time as the Planning Commission may grant,

8. That prior to final building and zoning inspections, Condition Nos.
2, 4 and G, above-mentioned, shall be complied with.
BE IT FURTHER RESOLVED that the Anaheim City Planning Commission does
hereby find and determine that adoption of this Resolution is expressly
predicated upon applicant's compliance with each and all of the conditions
hereinabove set forth. Should any sucn condition, or any part thereof, be
declared invalid or unenforceable by the final judgement of any court of
competent jurisdiction, then this Resolution, and any approvals herein
contained, shall be deemed null and void.
THE FOREGOING RESOLUTION is signed and approved by me this lst day of
