A RESOLUTION OF THE ANAHEIM CITY PLANNING COMMISSION
THAT PETITION FOR CONDITIONAL USE PERMIT NO. 2477 BE DENIED
WHGF.EAS, the Anaheim City Planning Commission did receive a verified
Petition for Conditional Use Permit from WILLIAM SHEA AND SHIH-'tGN CHIANG,
2418 Gteenwich Drive, Fullerton, California 92633, owners and RICHARD EGGETT,
842 South Knott Street, Anaheim, California 92804, agent of certain real
propertl situated in the City of Anaheim, Co~nty of Orange, State of
California, described as:
THE SOUTH 158.00 EEET OF THE WEST :43.00 FEET OF THE
NORTHWEST QUARTER OF THE SOUTHWEST QUARTER OF THE SOUTHWEST
QOARTER OF SECTION 14, TOWNSHIP 4 SOUTH, RANGE 11 WEST~ IN
THE RANCFIO LOS COYOTES, IN THE CITY OF ANAHEIM~ AS PER MAP
RECORDED _TN BOOK 51, PAGE 11, OF MISCELLANEOUS MAPS, IN THE
OFFICE OF THE COUNTY RECORDER OF SAID ORANGE COUNTY.
WHEREAS, the City Planning Cc~nmission did hold a public hearing at
the Civic Center in the City of Anaheim on August 8, 1983 at 1:30 p.m., notice
of said public hearing t~aving been duly given as required by law and in
accordance with the provisions of the Anaheim Municipal Code, Chapter 18.03,
to heac and consider evidence for and against said proposed conditional use
permit and to investigate and make findings and recommendations in connection
therewith; and
WHEREAS, said Commissian, after due inspection, investigation and
study made by itself and in its behalf, ar.d after due consideration of all
evidence and reports offered at said hearing, does find and determine the
following facts:
1. That the proposed use is properly one for which a conditional
use permit is authorized by Anaheim Municipal Code Section 18.21.050.210 to
wit: to pezmit a 42-space recreational vehicle park.
2, That the proposed use will adversely affect the adjoining land
uses and the growth and development of the area in which it is proposeu to be
located.
3. That the size and shape of the si.te proposed for the use is not
adequate to allow the full development of the proposed use in a manner not
detrimental to the particular area nor to the peace, health, safety and
general welfare of the Citizens of the City of. Anaheim.
4. That the 9ranting of the Conditional Use Permit under the
conditions imposed, if any, will be detrimental to the peace, health, safety
and general welfare of the Citizens of the City of Anaheim.
5. That the traffic yenerated by the proposed use will impose an
undue burden ~pon the streets and higtiways desiyned and i:~proved to carry the
traffic in the atea.

6. That 9 persons indicated their presence at said public hearing
in opposition; and that a petition containing appr~ximately 50 signatures was
received in opposition to the subject petition.
ENVIRONMENTAL IMPACT FINDING: That the Anah2im City Planning
Commission has reviewed the proposal to permit a 42-space recreational vehicle
park on a rectangul.arly-shaped parcel oL- land consisting of approximately 1.05
acre, having a frantage of approximately 158 feet on the east side of Knott
Street, being located approximately 660 feet north of the centerline of Ball
Road and further described as 842 South Knott Street; and does hereby approve
the Negative Declaration from the requirement to prepare an environmental
impact report on the basis that there would be no significant individual or
cumulative adverse environme~tal impact due to the approval of this Negative
Declaration since the Anaheim General Plan designates the subject property for
low medium density residential land uses commensurates with the proposal; that
no sensitive environmental impacts are involved in the proposal; that the
Initial Study submitted by the petitioner indicates no signif.icant individual
or cumulat.ive adverse environmental impacts; and that the Negative Declaration
substantiatiny the foregoing findings is on file in the City of Anaheim
Planning Uepartment.
N047, THEREFORE, BE IT RESOLVED that the Anaheim City Planning
Commission does hereby deny subject Petition for Conditional Use Permit, on
the basis of the aforementioned findings.
THE FOREGOING RESOLUTION is signed and approved by me this 8th day of
August, 1983.
