THAT PETITION FOR CONDITIONAL USE PERMIT NO. 2259 B° DENZED
WHEREAS, the Anaheim City Planning Commission did r~ceive a verified
Petition for Conditional Use Pecmit from AMERICAN NATIONAL PROPERTIES, INC.,
P. O. Box 10077, Santa Ana, California 92711, ATTN: TERRY TWEEDT, ownec of
certain real property situated in the City of Anaheim, County of Orange, State

WElEREAS, said Commission, after due inspection, invest.igation and
study made by itself and in its behalf, and after due consideration of all
evidence and reports offered at said hearing, does find and determine che
following facts:
1• Zhat the proposed use is properly one for which a conditional
use permit is authori.zed by Anaheim Nfunicipal Code Sections 18t48.050.130 to
wit: to permit construction of a five-story office building.
2• That the proposed use is hereby denied because the
reclassification to convert the existing Mobilehome Park was denied on the
basis that the evidence Proposed

a• That the proposed change of land use will not have an adverse
effect upon the goals and policies for preservation of housing
within the City of Anaheim as set forth in the Housing Element
of the Anaheim General Plan; or
b• That the proposed change of use is necessitated by the
underlying site conditions which pose a threat to the life,
health, safety or general welfare of the mobilehome park
residents; or
~• That the proposed change of use is necessitated by circumstances
beyond the reasonable control of the owner of the property; or
d• That denial of said reclassification would deprive the owner of
all reasonable or economically viable use o£ the propecty; or
e• That said reclassification is required by public necessity and
convenience and the general welfare.
3• That the proposed use is hereby denied because Reclassification
No• 81-82-5 was denied on the basis that subject property is surrounded by
residential uses and is isolated and has poor access from the nearby freeway
and arterial streets.
4• That the proposed use will adversely affect the adjoininy land
uses and the growth and development of the area in which it is proposed to be
located.
5- That the granting of the Conditional Use Permit under the
conditions imposed, it any, will be detrimental to the peace, health, safety
and general welfare of the Citizens of the City of Anaheim.

6. That approximately 37 persons indicated their ptesence at said
public hearing in opposition; and that no correspondence was ceceived in
opposition to the subject petition.
ENVIRONMENTAL IMPACT FINDING: That an EIR Negative Declaration was
previously approved on November 16, 1981 by the City Planning Commission in
conjunction with Reclassification No. 81-82-5 and Conditional Use Permit No.
2259.
NOW, THGREFORE, BE IT RESOLVED that the P.naheim City Planning
Commission does hereby deny subject Petitio~ for Conditional Use Permit, on
the basis of the aforementioned findings.
THE FOREGOING RESOLUTION is signed and approved by me this 3rd day of
October, 1983.
