WHEREAS, the City Planning Commission did hold a public hearing at
the Civic Center in the City of Anaheim on January 24, 1983 at 1:3C p.m.,
notice of said public hearing having been duly given as required by law and in
accordance with the provisions of the Anaheim Municipal Code. Chapter 18.03,
to hear and consider evidence for and against said proposed reclassification
and to investigate and make findings and recommendations in connection
therewith; and
WHEREAS, said Commission, after due inspection, investigution and
study made by itself and in its behalf, aiid after due consideration of all
evidence and reports offered at said hearing, does find and determine the
following facts:
1. That the Planning Commission proposes reclassification of
subject properties to place the Mobilehome Park Overlay (MHP) Zone on eight
mobilehome parks described as follows:

density residential land uses; Parcels B, C and D for commercial recreational
land usec; Parcel E for medium density residential land uses; Parcel G for low
medium der.city residential land uses; and Parcel H for general industrial land
uses.
4. That the proposed reclassification of subject properties is
necessary and/or desirable for the orderly and proper development of the
community.
5. That the proposed reclassification of subject properties does
properly relate to the zones and their permitted uses locally established in
close proximity to subject property and to the zones and their permitted uses
generally established throughout the community.
6• That approximately 25 interested persons indicated their
presence at said public hearin3; and that no correspondence was received in
opposition to subject petition.

Commission has reviewed the proposal to reclassify subject propert.ies from the
RS-A-43,000 (Residential, Agricultural) Zone to the RS-A-43,000 (t~IIiP)
(Residential, Agricultural - Mobilehome Park Overlay) Zone on Parc:el A(Del
Prado) a rectangularly-shaped par.cel of land consisting of approx~mately 13.6
acres located on the east side of ~uclid Street, approximately 64E~ feet south
of the centerline of Cerritos Avenue; Parcel B(Satellite Mobilehame Park) an
irregularly-shaped parcel of land consisting of approximately 16 cicres, having
a frontage of approximately 1100 feet on the east side of Haster 5treet, the
northerly boundary of subject property being located approximately 195 feet
south of the centerline of Katella Avenue; Parcel C(Plantation Mabile
Estates) an irregularly-shaped parcel of land consisting of appro}:imately .10.7
acres located on the southwest side of Manchester Avenue approxime.tely 720
feet southeast of the centerline of Katella Way; Parcel D(Del Ra}~ Mobile
Estates) an irregularly-shaped parcel of land consisting of approximately 10
acres, located on the southwest side of Manchester Avenue, approximately 1600
feet northwest of the centerline of Orangewood Avenue; Parcel E(Ponderosa
Mobile Estates) an irregularly-shaped parcel consisting of approximately 24.35
acres, having a frontage of approximately 525 feet on the southwe~t side of
Manchester Avenue arid extending westerly to Lewis Street, and a frontage of
approximately 841 feet on Lewis Street; Parcel G!Sunkist Gardens) an
irregularly-shaped parcel of land consisting of approximately 32 acres located
northeasterly of the intersection of Cerritos Avenue and Sunkist Street,
having a frontage of approximately 983 feet on the east side of Sunkist
Street; and Farcel H(Orange Tree Mobile Park) an irregularly-shaped parcel of
land aonsisting of approximately 25 acres located on the east side of Douglass
Road approximately 1080 feet north of the centerline o£ Iiatelia Avanue; and
does hereby approve the Negative Declaration from the requirement to prepare
an environmental impact report on the basis that there would be no significant
individual or cumulative adverse environmental impact due to the approval of
this Negative Declaration since the Anaheim Genera2 Plan designates Parcel A
for low-medium density residential land uses, Parcel S, C and D for commex•cial
recreational land uses, Parcel E for medium density residential land uses,
Parcel G for low medium density residential land uses and Parcel H for general
industrial land uses commensurate with the propo~al; that no sensitive
environmental impacts are involved in the proposal; that tne initial Study
submitted by the petitioner indicates no significant individual or cumulative
adverse environmental impacts; and that the Negative Declaration
substantiating the foregoing findings is on file in the City of Anaheim
Planning Department.
NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Plannin~*
Commission does hereby qrant subject Petition for Reclassification,
nnconditionally, and, by so doing, that Title 18-Zoning of the Anaheim
Municipal Code be amended to exclude the above-described properties from the
RS-A-43,000 (Residential, Agricultural) Zone to incorporate said described
properties into the RS-A-43,000 (MHP) (Residential/Agricultural - Mobilehome
Park Overlay Zone).
