WHEREAS, the City Planning Commission did hold a public hearing at
the Civic Center in the City of Anaheim on October 17, 1983, at 1:30 p,m,~
notice of said public hearing having been duly given as required by law and in
accordance with the provisions of the Anaheim Municipal. Code, Chapter 18.03,

WHEREAS, said Commission, after due inspectzon, investigation and
study made by itself and in its behalf, and after @ue consideration of all
evidence and reports oPfered at said hearing, does find and determine the
following facts;
1• That the proposed use is properly one for which a conditional
use permit is authorized by Anaheim Municipal Code Section 18.45.050.130 &
18.06.080 to wit: to retain a church in the CG lCOmmercial, General) Zone wich
waiver of:

3• That the requested waiver is hereby granted on the basis that (
the parking variance, as granted for a period of one year, will not cause an
increase in traffic congestion in the immediate vicinity nor adversely affect !

the condition imposed, will not be detrimental to Ehe ~
general welfare of the citizens of the City of Anaheim peace, health, safety or i

4• That the proposed use, as granted, will not adversely affect
the adjoining land uses and the growt•h and development of the area in which it
is proposed to be located.
5• That the size and shape oP the site proposed for the use is
adequate to allow the full development of the proposed use in a manner not
detrimental to the particular area nor to the peace, health, safety and
general welfare of the Citizens of the City of Anaheim.
6. That the granting of the Conditional Use Permit under the
condition imposed will not be detrimental to the peace, health, safety and
general welfare of the Citizens of the City of Anaheim.
7. That the traffic generated by the proposed use will not impose
an undue burden upon the streets and highways ~esigned and improved to carry
the traffic in the area.
8• That no one indicated their presence at said public hearing in
opposition; and that no correspondence was received in opposition to the
subject petition.
ENVIRONMENTAL IMPACT FINDING; That the Anaheim City Planning
Commission has rQViewed the proposal to retain a church i~ the CG (Commercial,
General) Zone with waiver of minimum number of parking spaces on an
irregularly-shaped parcel of land consisting of approximately 0.78 acte,
located at the southeast corner of Adele Street and Anaheim. Boulevard, and
further described as 320 North Anaheim Boulevard; and does hereby approve the
Negative Declaration upon finding that it has considered the Negative
Declaration together with any comments received during the public review
process and further finding on the basis of th~ Initial Study and any comments
received that there is no substantial evidence that the project will have a
significant effect on the environment.
NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning
Commission does hereby grant subject Petition for Conditional Use Permit, upon
the following conditions which are hereby found to be a necessary pcerequisite
to the proposed use of the subject property in order to preserve the safety
and general welfare of the Citizens of the City of Anaheim:
1. That the exist?ng structure shall be brought up to the minimum
standards of the City of Anaheim, including the Uniform Building,
Plumbing, Electrical, Mechanical and Fire Codes as adopted by the
City of Anaheim.
2. That subject property shall be developed substantially in accordance
with plans and specifications on file with the City of Anaheim
marked Exhibit No. 1.
3. That Condition Nos. 1 and 2, above-mentione9, shall be completed
within a p~riod of 90 days from the date of this resolution.
4. That the use is granted for a period of one (1)

BE IT FURTIiER RESOLVED that the Anaheim City Planning Commission
does hereby find and determine that adoption o~ thi~ Resolution is expressly
predicated upon applicant's compliance with each and all of the conditions
hereinabove sel: fort•h. Should any such conditions, or any part thereof, be
declared invalid or unenforceable by the final judgment of any cc+urt of
competent jurisdiction, then this Resolution, and any approvals h=rein
contained, shall be deened null and void.
THE FOREGOING RESOLUTION is signed and approved by me this 17th day
